Allen & Gledhill LLP is involved in many of the market's most significant transactions and has the full range of expertise on acquisitions, divestments and developments as well as REITs. Co-head of the team Penny Goh has extensive experience in corporate real estate including a focus on REITs work and fellow co-head Ho Kin San is noted for 'having a wealth of experience and knowledge' and for being 'calm in the face of urgency'. Dentons Rodyk 'is outstanding on response times, has great industry knowledge going over and above the normal scope of work, has a strong team  and does not charge excessively'. Its comprehensive corporate real estate services encompass sales and purchases, project development work and real estate financing. It is acting for MS Residential 1 and MS Residential 2 as lead counsel on the sales of Marina One residences, the residential component of the Marina One mixed-use development. Liat Yeang Lee stands out for his 'legal acumen and for always being clear and concise' and Leong Pat Lynn  and Melanie Lim are noted for their 'commercial sense'. Maureen Ann heads the  leasing and land rights practice and advises on areas such as structuring of land holdings, build-and-leaseback and purchase-and-leaseback arrangements and easements.

WongPartnership LLP's expertise extends across large-scale development projects, acquisitions, divestments, commercial leasing and related financing for local, regional and international clients. The team acted for ESR Funds Management, the manager of ESR-REIT, on the acquisition and leaseback by RBC Investor Services Trust Singapore of 8 Tuas South Lane, in its capacity as trustee of ESR-REIT, from water treatment specialist Hyflux Membrane Manufacturing for an acquisition cost of approximately S$111m. It also advised Shimizu Corporation on a joint venture with Afro-Asia Shipping Company to redevelop the Afro-Asia Building, an office block in Singapore’s Central Business District, a project with an estimated cost of S$320m. Dorothy Marie Ng, Monica Yip and Tan Teck Howe are the senior members of the team together with Jerry Tan.

Clyde & Co Clasis Singapore has an established, regional real estate practice, especially in the hospitality and leisure sectors and, according to one client, 'a dominant practice in respect of hotel management'. Benjamin Hirasawa is 'an excellent lawyer with a very strong expertise in hotel management' and is arguably 'one of the best hospitality lawyers in South East Asia'. He led a team that advised an international hotel client on the acquisition, development and operational aspect of hotels in over 40 countries. Justin Tan's practice includes work in the infrastructure, energy and chemicals sectors and the 'extremely detail-oriented and hardworking' associate Hailing Liu is also noted.

Led by Geraldine Ong, the team at Drew & Napier LLC 'delivers on time and propose practical solutions'. It assists leading developers, corporate groups and financial institutions with sales, acquisitions and leasing transactions involving residential, commercial and industrial properties. Recent work includes acting for Sims Urban Oasis on its first prime residential development in the Sims area, a project that would provide housing, amenities and a commercial component. Yeong Wai Cheong is noted for his 'depth of knowledge in the real estate area' and 'incredibly organised' approach.

At Rajah & Tann Singapore LLP,  Norman Ho  and Elsa Chai head a team that advises clients from property developers to investment funds, statutory boards and financial institutions on the acquisition, sale and leaseback, development and financing of commercial properties, shopping centres and residential projects. In highlight work, the team acted for the Logan Property Group and Nanshan Group Singapore on a successful bid for a residential government land site valued at over S$1bn. LN Development (Stirling), which is a company jointly owned by the clients, completed the acquisition of the land site, which will be developed for the building of condominium housing. Chua Chuan Leong Investments Holdings and ST Microelectronics are other clients. Benjamin Tay and Chou Ching are also key members of the team.

Shook Lin & Bok LLP's Tan Woon Hum has 'an in-depth understanding of funds and REITs work' as well as corporate real estate investments and joint venture projects. Chew Mei Choo has a comprehensive practice advising local and offshore clients on commercial, industrial and residential property transactions. Recent work includes advising on a project to develop and build a facility on industrial land, which involves the leasing of the completed facility to an end user, and in which the developer is a real estate investment trust. The team also assisted an investment company as vendor of a hotel in the Serangoon Road vicinity in a matter valued at S$99m. In other work, the team advised on issues connected with the termination of the engagement of a hotel management contractor.
