Cobalt attracts large-scale construction and real estate work; it is advising M257 on the planning and construction of Akropole, a shopping, entertainment and office centre in Riga. It also acted for Eolus on the development of a number of greenfield wind farms. The practice serves a range of investors and developers who ‘totally rely on its expertise’. Managing partner Dace Silava-Tomsone is recommended for ‘fulfilling the highest expectations’, and Toms Sulmanis and Edgars Pastars are noted practitioners.

Ellex’s practice, which is led by Ivars Pommers, ‘has very deep knowledge and a strong team in real estate’. The highly respected Ilga Gudrenika-Krebs acted for Z Towers in litigation with the designer of a multi-use tower. Inita Jurka, who is advising on a number of project finance matters, is also recommended. Gudrenika-Krebs is currently on maternity leave.

At Eversheds Sutherland Bitāns, Ilze Kramiņa leads the team, which includes senior associate Zanda Zaļuma and new hire Jānis Zuļķis. It is advising the City Development Department of Riga on a large-scale urban development, work that involves planning issues, construction regulations and infrastructure builds. In other work, it continues to advise on substantial infrastructure, commercial and residential buildings and real estate work. Girts Ruda has left the team for an in-house position.

Fortalways provides very fast and to-the-point assistance’; lead partner Jānis Līkops provides ‘efficient and business-minded legal solutions’. It is advising Nevertel on the construction of a Hilton hotel and also takes on substantial commercial, shopping and residential real estate mandates. Well-regarded team members include Roberts Prūsis and Uldis Judinskis, who ‘prepare high-quality documents’, as well as Ieva Judinska-Bandeniece and Ieva Balcere.

Kronbergs Čukste Derling’s varied mandates span construction, real estate transactions and leasing matters. Valters Kronbergs is acting for Lion Holding on the acquisition of Skuna 6 and related landlord and tenant issues. Key partner Vineta Čukste-Jurjeva is assisting European Railway Lines on the design tenders for the reconstruction of the Riga central railway station.

Primus, Attorneys at Law takes on construction, real estate and leasing cases for developers and investors and is ‘excellent, managing to deliver continually brilliant performances’. Kristīne Gaigule-Šāvēja and Laura Zalāna are advising VGP Latvija on the design, construction and leasing aspects of a logistics park, and Sintija Radionova’s varied workload includes acting for Uctam Baltics on a range of real estate and easement transactions.

Led by Lelde Laviņa, Sorainen has expertise in new developments, real estate transactions and related construction, and tax disputes. The team is handling several cases for the Linstow group including the construction of a shopping centre extension.Agris Repšs handles many of the disputes. Associate Zane Akermane recently joined the group.

At TGS Baltic, Linda Štrause is noted for her ‘fast response times and her skill in preparing high-quality documents’. She is advising Akropolis Group on the development of the multi-use Akropole centre, and the Ministry of Finance and VAS on the reconstruction and renovation of Riga Castle. Senior associate Nauris Grigals and associate Aija Kreicberga are core members of the team.

Vilgerts’ workload encompasses construction contracts, complex leasing issues and real estate investments. Gints Vilgerts and senior associate Vairis Dmitrijevs serve clients such as Merks, MG Valda and East Capital Real Estate.

Amber Law’s expertise spans construction contracts, real estate investments in properties such as shopping malls and commercial buildings, and leasing transactions. Akmens Baltija, MKD Group and Dolroz are some of its clients, with Annija Svemberga steering the work.

Klotini & Sergis is acting for new client the Embassy of the UAE on the purchase of real estate. Other work spans construction contracts and litigation. The core team comprises Varis Klotiņš, the ‘goal-oriented’ Pēteris Serģis and senior associate Juris Balodis-Bolužs; the trio ‘understand real estate and are therefore able to give the best advice in every situation’.

Leadell Fogels, Vitols & Paipa is instructed on a range of infrastructure and real estate projects such as energy installations and shopping malls. Considered ‘true experts in this area’, it counts Velve, Grant Thornton Baltic, Meža Properties and BlueOrange (previously known as Baltikums Bank) among its clients. Nils Fogels, who ‘always provides tailored solutions’, leads the team, assisted by senior associate Ilze Jankeviča.

Njord Law Firm’s Dmitri Kolesnikov heads a team that takes on substantial sales and purchases of real estate, construction, and landlord and tenant issues for local and foreign real estate developers and investors. Park Hotel Ķemeri, Jurmalas Vilnis and OJSC Moskapstroy are some of its clients.

Rödl & Partner’s broad regional expertise extends to remediation and environmental work, as well as lease agreements, land acquisitions and construction. Practitioners to note include Jens-Christian Pastille, Inese Lazdupe and senior associate Anda Mize. MUEG Mitteldeutsche Umwelt, Hili International and the Stockholm School of Economics in Riga are some of its clients.
