Lee Hishammuddin Allen & Gledhill's department provides 'the best solutions for the client's needs', and has 'good industry knowledge'; real estate transactions, construction and contentious work are all areas of deep experience. The 'pragmatic' Rosli Dahlan has 'excellent business acumen', and heads the transactional team alongside Tay Weng Hwee. Ho Ai Ting is 'prompt and hardworking'; the 'really helpful' Bella Chu Chai Yee, who is 'able to work around non-straightforward situations', is commended for her 'attention to detail and risk evaluation'; and Darshendev Singh 'always delivers in a timely fashion'. Chu acted for UEM Sunrise on various transactions, including joint venture and land acquisition matters, and advised Koh Brothers Group on its subsidiary Changi Properties' joint venture with the Tang Group of Companies. Other clients include S P Setia, Malaysian Pacific and China General Nuclear Power Group. Nitin Nadkarni is recommended for construction disputes.

Lee Yee Ling heads the practice at Rahmat Lim & Partners, which is very strong in corporate real estate as well as construction. Lee advised Bridge Data Centre Malaysia on its purchase of one million square feet of data centres from Permodalan Nasional. On the corporate side, Ho Wei Lih acted for Tokyu Land on its collaboration with Titijaya Land to subscribe to RM47m-worth of shares in Epoch Property. Amelia Koo and Kamilah Kasim are also singled out.

Especially strong in corporate real estate work, Shearn Delamore & Co's practice is led by Sar Sau Yee, who advised BBCC Development as developer on the Hass Holdings' RM290m purchase of a 28-storey hotel block in Bukit Bintang from UDA Holdings. Aileen Chew acted for 1MK Holdings on its sale of 1MK Office, which owns the Wisma Mont Kiara complex, to Saudi Arabia’s Alrajhi family.

Well-known for its cross-border capabilities, Wong & Partners' department works closely with the firm's corporate and tax teams, and counts hotels and industrial real estate as niche strengths. Yong Hsian Siong and Mark Lim advised Maybank Islamic on bringing to market its new shari'ah-compliant rent-to-own scheme. Mitsubishi Estate, The Weir Group, Mulia Property Development and S P Setia are also representative clients. May Chua is a particularly active senior associate.

Zuhaidi Mohd Shahari is the key contact at Azmi & Associates; he advised UTM Holdings on its tenancy agreement with Elite Pro Bowling, as well as assisting it with various other tenancy, service and operation agreements. He also acted for Universiti Kebangsaan Malaysia on the renovation, operation and management of the Kolej Ibu Zain, and advised Sime Darby Group on its sale of a piece of land in Kuala Langat. Other clients include Jord Malaysia and Malaysia Airport Holdings.

Well versed in contentious and non-contentious matters, MahWengKwai & Associates' department has been especially active in strata title disputes and disputes regarding compulsory land acquisitions by the Malaysian government; clients in the latter space include KCSB Consortium, the Estate of Tan Bok Yin and the Metropolitan Square Joint Management Body. Tall Innovations, Ideaworks Resources and Sime Darby Property instructed Raymond Mah on construction disputes. Richard Wee advised Herbert Sim on a property ownership regularisation matter.

The well-resourced department at Mohamed Ridza & Co has longstanding experience in property transactions, development and financing, as well as in tenancy agreements. Hafidah Aman Hashim acted for Sime Darby Ara Damansara Development on the transactional elements of its Ara Damansara Phase 4C2 (Cantara Residences) project. Perbadanan PR1MA Malaysia, Perbadanan Kemajuan Negeri Selangor and Symphony Union Suites are additional clients. Mohamed Nazran Basirun is also active in real estate transactions and developments.

With a longstanding track record in real estate acquisitions, disposals and developments, the team at Naqiz & Partners is led by Nancy Yeo. She acted for one client on its RM108m development of a housing complex in Kuantan, Pahang, and assisted the same client with its RM241m development of a mixed-use zone in Jajahan Kota Bharu, Kelantan.

Raja, Darryl & Loh is especially strong in construction. Group head Chang Wei Mun advised CCM Duopharma Biotech on various contractual matters regarding the construction of its RM141m plant-and-warehouse complex in Klang. The firm also handles contentious construction work; construction litigator Joshua Chong, who made partner in 2018, assisted Chang with acting for BumiMetro Construction in an arbitration against Monday-Off Development regarding the construction of a condominium project in Mont Kiara.

Skrine's practice specialises in construction arbitration and litigation. Ivan Loo, who heads the department jointly with Ashok Kumar, represented MCC Overseas (M) in a case against Jetson Construction regarding the construction of high-rise apartments and a hotel along Jalan Conlay in Kuala Lumpur. On the non-contentious side, Richard Khoo acted for HSBC Bank Malaysia on the construction of its new $106m headquarters at the Tun Razak Exchange in Kuala Lumpur. Construction arbitrator Janice Tay left to join Wong & Partners in 2018, but dispute resolution expert Loshini Ramarmuty made partner.

The real estate team at Zain & Co sits with the firm's banking team; corporate real estate and property development are its key strengths. Mariza Azen advised PT Rajawali as joint-venture partner on the proposed development of the six-star St Regis hotel and resort in Langkawi. Managing partner Zain Azlan Zain Azahari acted for Permodalan Hartanah on its purchase and development of a new medical centre in Damansara. Arbitrator Vatsala Ratnasabapathy 'has excellent industry knowledge and offers sound advice on construction disputes'; Zain Azrin Zain Azahari is also recommended. The firm recently became a member of Dentons.

Especially active in real estate sales and acquisitions, the department at Zul Rafique & Partners also has a strong line in development work. Tang Ai Leen, who heads the group jointly with Leong May Ling and Ainal Marlinda Md Said, acted for TRX City, the developer of the Tun Razak Exchange complex in Kuala Lumpur, on its sale of a parcel of land in the complex to HSBC. She also advised Saudi Arabia's al Rajhi family on its RM122m acquisition of the Wisma Mont Kiara building. Tropicana Mentari Development is another client.

Cheang & Ariff merged with Chooi & Company to create Chooi & Company + Cheang & Ariff, whose real estate practice mostly handles contentious matters. It also has experience in transactional work. Chong Wei Lung is the name to note.

Particularly well versed in construction and development, Christopher & Lee Ong also has significant experience in high-value transactions. Eileen Yeoh acted for Coca-Cola Bottlers (Malaysia) on the construction of its RM500m built-for-purpose warehouse. Kelvin Kho acted for CI Medini on its development, alongside Library Mall Development, of a six-storey commercial complex in Johor named Pusat Perdagangan ION Akses. Ikano Johor Jaya instructed Shemane Chan on the RM600m construction of a new shopping centre in Johor Bahru. Yeoh heads the practice jointly with Lee Hock Chye and Lim Hui Ming.

Corporate, finance and capital markets boutique Jeff Leong, Poon & Wong has a strong line in real estate transactions. James Wong acted for Sime Darby Property on its RM428m sale of 805 acres of Glengowrie Estate land in Semenyih to I&P Group. He also advised IJM on its purchase of a TRX City subsidiary that is constructing a 27-storey building at the Tun Razak Exchange in Kuala Lumpur, which will house Prudential's new Malaysian headquarters. Selangor Properties is another longstanding client.

Development is a key strength of Lee & Koh's team, which also handles acquisitions and disposals of property. Consultant Melynda Lee Mee Yoong continues to assist Gamudaland with general construction-related matters, and advised Gamuda Land (Kemuning) on its $150m twentyfive.7 development. She acted for Titian Sama on its RM495m Parc 3 development. EUPE is another client.

The team at Shook Lin & Bok handles contentious and non-contentious matters in real estate and construction, and acts for a wide range of clients in the sector. Construction disputes expert Lam Ko Luen heads the group with support from corporate and finance partner Hoh Kiat Ching and construction arbitrator Victoria Loi Tien Fen.

Tay Beng Chai heads the team at Tay & Partners, which is especially active on the transactional side. Key partner Chang Hong Yun acted for Selangor Dredging on its sale of Project Una in Jalan Peel, Kuala Lumpur, and advised Chuang's China Investments on its RM175m purchase of Central Plaza in Kuala Lumpur. PPB Hartabina is also a client. Hoong Wei En is a particularly active associate.

Vincent Chan and Yap Hui Lu are the key contacts at Abdullah Chan & Co's practice, which has experience in advising developers, lenders, funds, foreign and domestic investors, REITs and major property owners on real estate- and construction-related matters.

HL Lee & Co welcomed Ng King Hoe from Shook Lin & Bok in July 2017; Ng Lay San arrived four months later. The team is active mostly in real estate transactions: King Hoe acted for Emporis on its RM35m sale of shop-cum-offices to Towerpack, and, along with Lay San, assisted EM Hub with its RM92m purchase of two parcels of land in Selangor.

Zaid Ibrahim & Co (a member of ZICO Law)'s practice is noted for its experience in large construction projects. Hua Sia Yen and Amin Abdul Majid advised Tanjung Aru Eco Development on a tourism project on the Tanjung Aru beachfront, and Wong Kee Hooi acted for S P Setia on its rejuvenation of unsold bungalows for Bayu Lake Homes.
