Lee Hishammuddin Allen & Gledhill’s real estate and construction practice advises clients on the sale and purchase of land, as well as housing, retail, hospitality and industrial project developments; it has a particular expertise in real estate finance, acting for lenders and borrowers alike. Its lawyers are also experts in construction disputes before the courts and in arbitration proceedings. Real estate transactional department head Tay Weng Hwee is acting for UEM Sunrise in its joint venture with The Malay College Old Boys Association (MCOBA) for the construction of the latter’s new headquarters as well as a mixed development in Seputeh. It is also advising Malaysia Pacific Corporation on its joint venture with the associated company of Chun Fu Construction (Taiwan) to develop thirteen pieces of land in Pasir Gudang Johor. Tay and director of the construction disputes practice Nitin Hadkarni heads the group, which includes the ‘experiencedRosli Dahlan together with Ooi Bee Hong, Megat Hizaini Hassan and Aaron Gerard Sankar.

Rahmat Lim & Partners’ corporate real estate practice advises on some of the largest structured property transactions in the country, involving office buildings, retail malls, hotels and serviced apartments, as well as residential and mixed developments. Clients include listed and private corporations, government-linked companies, sovereign funds, financial institutions, real estate investment funds and property developers. Highlights for the team included advising Minor Hotel Group on its joint venture with Destination Resort and Hotels to acquire land in Dasau Coast in Johor to develop a five star hotel and villas in a MR280m project; in another outstanding work it acted for AmTrustee (acting on behalf of Pavilion REIT) on the proposed acquisition of the Intermark Mall together with 367 car park bays for the sum of MR160m. Head of practice Lee Yee Ling together with Amelia Koo and Dzuhairi Jaafar Thani are the key names.

Raja, Darryl & Loh fields a very experienced team of lawyers, who have been particularly active recently in advising clients on construction matters ranging from the submission of tenders and bids, the drafting of necessary documentation, to project implementation and dispute resolution. Practice head Chang Wei Mun is a construction specialist. The team is representing KL Eco City (the developer of a major integrated development) in an injunction filed by the contractor, in connection with the collapse of a bridge across the Klang River which caused loss of life, injury and substantial damage to property; the client has also filed a claim for damages estimated to be in excess of RM20m. The department has also been hired by a major corporation to revamp and standardise its construction contracts with contractors and subcontractors. Construction litigation and arbitration specialist Choon Hon Leng is also recommended.

Shearn Delamore & Co acts for a variety of domestic and international clients on property-related joint ventures, mixed developments, M&A related to real estate, leasebacks, regulatory compliance, among other matters. Practice head Sar Sau Yee advised EcoWorld Development Group on its joint venture with UDA Holdings, The Employees Provident Fund and Mitsui Fudosan Asia to open a new retail mall at the former Pudu jail complex. The team also acted for Eco Grandeur on the purchase of a 50% interest in Eco Ardence (formerly known as Jendela Hikmat) from Cascara, in a transaction valued at RM303m.

Skrine’s work highlights in the real estate arena have included acting for Sime Darby in an appeal challenging a decision by the High Court, and representing Malaysia Airport Holdings in mediation matters. Theresa Chong and Philip Chan lead the practice, while Ivan Loo heads the construction and engineering department. Chan assisted Malaysia’s Social Security Organisation with the RM575m acquisition of a Kuala Lumpur office tower.

Wong & Partners provides full support to clients in the real estate sector, including corporate and tax advice. The practice acts for a wide variety of clients, among them developers, funds, corporations, hotels owners and end-users. Practice head Yong Hsian Siong, noted for his ‘responsiveness and solution-oriented approach’, led the advice to Mulia International on its RM665m acquisition of the Signature Tower in Kuala Lumpur, and has also advised Intermark on the sale of a mall to a listed REIT for the sum of RM160m.

Azmi & AssociatesZuhaidi Mohd Shahari led the advice to UEM Sunrise on its joint venture with Mulpha International for the proposed development of 38 pieces of land.

MahWengKwai & Associates has strengthened its capabilities with the arrival of new head of practice Richard Wee and his team, from the defunct firm Richard Wee & Yip. The practice is highly sought after for contentious property work but it is not limited to disputes, as the group also handles high-end non-contentious instructions. It assisted EcoWorld Group with the sale of the Eco Majestic township, one of the largest gated and guarded developments in Malaysia. Wee also advised Stadium Corporation of Malaysia on the naming rights agreement with Axiata Group to redevelop, modernise and rebrand the Putra Indoor Stadium as the Axiata Arena in a RM55m project. Managing partner Raymond Mah is also noted for his work and expertise.

Work highlights for Naqiz & Partners included advising Hansam Properties on the acquisition of industrial land located in Bukit Jelutong and valued at RM508m. It has also acted for a developer on a development agreement to build affordable housing accommodation. Nancy Yeo and Tang Yen Yik are the key contacts.

Zain & Co provides ‘personalised advice’ to clients ranging from large corporations to emanations of the state in connection with complex, structured property transactions.Mariza Azen and Mat Rasip assisted Rajawali Group with its joint venture for the proposed development of a new luxury hotel in a RM400m project.

Zul Rafique & Partners has made its mark for its prompt, knowledgeable and reliable advice. Under the leadership of the ‘meticulous and tenaciousTang Ai Leen, the team acted for Royal Group on its acquisition of Double Tree by Hilton for the sum of RM388m.

Abdullah Chan & Co provides clients with assistance at all stages of real estate transactions and projects. Clients include foreign and domestic investors, property developers, institutional lenders, REITs, major property owners and private equity funds. Vincent Chan and Yap Hui Lu are recommended.

Previous work for Cheang & Ariff’s real estate practice included advising on the RM82m sale of a hotel, and handling the acquisition of shares and land valued at RM100m. Chong Wei Lung is noted.

Lee & Koh acts for prominent developers in the country, advising on the financing, planning, development, construction and sale of housing and commercial projects. It is advising property developer EUPE on all matters concerning the sale and purchase of the mixed development project NOVUM with an MR1bn value. Melynda Lee heads the practice.

Mohamed Ridza & Co’s real estate group has been very busy acting for local and international clients on large property transactions involving shopping malls, office blocks and large-scale developments including the KL International Airport, Pavilion, Oval and Iskandar Malaysia ones. The team is led by Hafidah Aman Hashim. Highlights included advising Kuwait Finance House on its real estate transactions including those relating to the Sunway South Quay, Mont Kiara, Icon Jalan Tun Razak and BU Development assets. Sharifah Shafika Alsagoff is also noted.

Shook Lin & Bok is known for its advice on contentious and non-contentious construction matters in which it acts for local and international clients, including owners, developers, contractors, architects, engineers, quantity surveyors and consultants. Lam Ko Luen leads the practice with the able help of Hoh Kiat Ching and Victoria Loi Tien Fen.

Tay & Partners serves a long list of local and international investors, embassies, multinational corporations, hotel owners, real estate developers, lenders, fund managers and REITs. Advice was provided to Saint-Goban AAC on the sale of industrial land located in Seremban, together with a factory, buildings, a plant and machinery with a total value of RM21m. Teo Wai Sum and Chang Hong Yun are noted.

Christopher & Lee Ong receives praise for its innovative solutions to complex property-related instructions. It handles acquisitions, financing, development, leases and tenancies, owneships and dispositions. The team has acted for Quill Commercial Properties on the sales of land located at Cyberjaya, Selangor together with 2 blocks of 10 storey office building with a transaction valued at RM450m.
