  1. Advised and assisted a client in respect of lease/license of office space in Mumbai. The scope of work included conducting title due diligence of the subject property, and discussion and negotiation on the documentation, including but not limited to letter of intent and leave & license agreement.
  2. Advised and assisted a client in respect of lease/license of warehousing space in a warehousing facility of a company in India. The scope of work included conducting title due diligence of the subject property, and discussion and negotiation on the documentation, including but not limited to letter of intent and leave & license agreement.
  3. Advised and assisted a client in respect of sub-lease of industrial shed/building in Maharashtra, admeasuring about 2,07,000 sq. ft. (chargeable area). The scope of work included conducting title due diligence of the subject property, and discussion and negotiation on the sub-lease documentation, including but not limited to letter of intent and sub-lease deed. The mandate required extensive due diligence of the complex land admeasuring about 4,19,028 sq. mtrs., and the transaction involved prolonged and extensive negotiation on the documentation. The Firm handheld the client through the transaction from due diligence till registration of the sub-lease deed before the office of concerned Sub-Registrar of Assurances, including payment of stamp duty.
  4. Advised and assisted a client in relation to termination of lease of office premises admeasuring about 17,000 sq. ft., in New Delhi. The matter involved dealing with multiple landlords (about 16 lessors) for the space which the client had taken on lease. While the termination notice was issued by the client following expiry of the lock-in period, since the termination was prior to the expiry of the term of the lease deed (which was due to expire in year 2027), many lessors objected to the termination. The client acted in line with the advice offered by the Firm, the Firm successfully assisted the client with preparation of termination notices and counter replies to landlords objecting to the termination. Eventually, the Firm handheld the client through termination of each lease deed and recovery of security deposit from each of the lessors.
  5. Advised and assisted a client on legal recourse against State Government’s order for acquisition of land for power grid, whereby a part of client’s land had been acquired for installation of electricity tower. The client intended to set-up a warehousing facility at the land parcel (admeasuring about 16,000 sq. mtrs.) as per the plan shared by the concerned power grid corporation, the placement of the electricity tower was interfering with the contiguity and intended usage of the land parcel in question. In terms of the advice rendered to the client, the client has preferred a writ petition, which is pending before the Hon’ble High Court of Punjab and Haryana (at Chandigarh). The Firm has assisted the client with preparation, filing of the said writ petition against the power grid corporation of the concerned State Government, whereby the prayer is to change the location of the electricity tower to be installed on the parcel of land owned by the client so that the installed tower does not interfere with the client intended use of the said land, which is set up a warehousing facility. The Firm is also arguing the matter before the Hon’ble High Court. The concerned High Court was pleased to issue notice in the matter and the matter currently is at the stage where a response is awaited from the State Government.
