Residential development.

Position

Tim has acted for the majority of the country’s biggest house builders as well as for many private builders and developers since becoming a residential development specialist in 1987. Tim is head of Gateley’s residential development team which consists of in excess of 20 specialist lawyers. Tim has an enviable and lengthy experience in dealing with all aspects of the acquisition and disposal of both consented and unconsented land, strategic land, consortium and partnering agreements as well as complex urban regeneration documentation and planning agreements. In particular, over recent years Tim has developed specialist knowledge in the drafting of promotion agreements, which have become the favoured way of securing the grant of planning permission for strategic housebuilding sites, together with their onsale to national housebuilders. He has developed his own suite of precedent agreements and is known in the housebuilding industry as an expert in the complexities and pitfalls in this particular type of agreement. As a consequence he now acts for three of the largest land promoters in the country.

Career

Qualified 1983; partner Gateley 2003 to date. Tim left private practice to take up a position as in-house solicitor with Tarmac’s housing division in 1987. In 1996 he went back into private practice and worked for a number of national housebuilders on site acquisition and all related work. In 2002 he moved to Gateley to open up the firms residential development unit.

Leisure

Tim is an active but lousy footballer! He supports Coventry City FC. Tim enjoys music and is a festival goer. He also likes skiing, fell walking and motor cycling.

Gateley Plc handles a mix of work, with a particularly strong roster of work for housebuilders. Callum Nuttall  advised Harworth Group on promoting a scheme to develop 3,000 homes near Derby, while Richard Pettifor continues to advise the consortium backing the Langley Sustainable Urban Extension, which is a proposed 6,000-unit residential development in the West Midlands. In addition, Tim Ledger is acting for Keepmoat Homes on an £80m development on the banks of the River Soar in Leicester. Pamela Scott advises a consortium of two housebuilders and a social housing provider on the purchase of sites as part of the Hull Citywide Framework. Robert Thompson is also a name of note for major house-building developments, while Ray Simpson advised Regal on financing its plan to construct Birmingham’s tallest residential tower. Away from housebuilding, Pettifor advises Mountpark Logistics on a speculative commercial development in Warrington, and Soulplane on developing a logistics property near Manchester Airport. James Madill advised Avignon Capital on the acquisition of a long-term lease of the arts complex in Southampton’s Cultural Quarter. Rebecca Sherwin advises HSBC on real estate finance matters. James White advised Gymshark on letting a new headquarters in Solihull. Andrew Mellor is now at Shakespeare Martineau LLP.
