Position

Lesley is a property expert dealing with residential property and charity property. Specific experience includes: (1) acting for a charity on disposal of a commercial property in the City for around £30m and acquisition of a commercial multi-use multi-let investment property in Chelsea for around £35m including financing of £10m and ongoing property management since the acquisition. (2) title audit for country estate valued over £75 million: correction of title defects, tied cottages, sporting rights. (3) sales/purchases of freehold and leasehold residential properties, especially high-value transactions in London and Oxfordshire: listed properties, rural properties, agricultural entitlements, private water/drainage etc. (4) acting for a Cayman Islands trust company and a British Virgin Islands company in connection with purchase of country estate: pre-emption and option clauses, various cottages, woodlands and fields as well as the main residence and vacant possession issues. Refinance to international bank with cross guarantees, legal charge of the estate and remortgage of a substantial London property. Instructions provided from Hong Kong. Tight timescale: exchange of contracts within the two weeks leading up to Christmas. (5) running a team of lawyers acting for a number of major national charities disposing of legacy properties. (6) acquisition of 200 acres bare agricultural land for a Jersey holding company. Single farm payment, ESA and ELS schemes, wayleaves, private water supply, grazing and contract farming agreements, expired telecommunications mast lease. (7) negotiating residential leases and providing property advice generally pursuant to orders under Schedule 1 of the Children Act 1989.

Career

Trained Abels, Southampton; qualified 1980. Joined Henmans in 2008 as a partner and became a director in 2014.
