Can anyone (including foreigners) own and occupy real estate in your jurisdiction (including shares in property owning companies)? Are there any restrictions?

Foreign nationals (individuals and companies) are prohibited from owning land, unless they obtain permission from the relevant governmental authorities (e.g., BOI, IEAT, etc.). A company registered in Thailand will be regarded as a Thai company and may own land if at least 51% of its shares are held by Thai nationals, and no less than half of its total number of shareholders are Thai nationals.

Foreign nationals are allowed to own condominium units, if they are qualified under the Condominium Act B.E. 2522 (1979) and the foreign ownership does not exceed 49% of the total area of all the condominium units in the project, and the foreign purchaser presents the requisite evidence specified by the Department of Land.
