Katie Baker

Katie is a Senior Associate Solicitor in the Dispute Resolution department at Lanyon Bowdler, based in the firm's Conwy office. She advises on a broad range of civil and commercial disputes, with a particular focus on agricultural disputes. Katie advises a wide range of clients, including farmers, landowners, agricultural businesses, companies and charities. Her experience includes boundary disputes, easements and rights of way disputes, dilapidation claims, contractual disputes, partnership and farm business disputes, unfair prejudice claims, disputes under the Trusts of Land and Appointment of Trustees Act 1996 (TOLATA), and matters before the HM Land Registry Tribunal. She has particular experience in disputes arising from Agricultural Holdings Act 1986 tenancies, including succession disputes, and acts for both landlords and tenants. Katie also has experience in County Court and High Court litigation and, where appropriate, assists clients in resolving disputes through mediation and other forms of alternative dispute resolution.

Juana Eastwood

Associate solicitor working in the firm’s Commercial and Agricultural Property Department based at the Conwy office, specialising in leisure & tourism, agriculture & commercial property, landed estates and renewables.

Jennifer Edwards

Since qualifying Jennifer has specialised in corporate and commercial law. She spent several years working for a business on the Wirral providing advice and negotiating IT contracts for several international businesses. She has worked in North Wales since 2018 specialising in all areas of commercial and corporate work including asset sales, share sales, shareholder agreements, providing data protection advice and drafting and negotiating commercial contracts. She is now based in the corporate team and is located in Conwy.

Rachael Flannigan

Rachael is a Senior Associate Solicitor in our Residential Property team. Rachael deals with all aspects of residential property- sale and purchases, re-mortgages and transfer of equity. She acts on most types; including Freehold, Leasehold, Shared Ownership and new Builds. Rachael has experience dealing with Copan Buy to Let purchases as well a first-time buyers. She deal with properties in England and Wales, dealing with both LTT and SDLT.

Jon Moriarty

Jon is a experienced Family solicitor with focus on the financial aspects of divorce and upon the separation of couples but also deals with disputes concerning children and property. Particular interest in cases involving businesses (sole trader through to corporate entities), farms and pensions.

Edward Nutting

Edward heads the office in Conwy, he is a partner and member of the Commercial & Agricultural Property Team. Edward specialises in the sale and purchase of farms and estates including sales by auction, high value mortgages, sale and purchase of commercial property and businesses, various types of leases, land law issues relating to common land, sporting rights, manorial rights, complex mesne of holding and organising land, easements, profit a-prendre, water abstraction, drainage and fishing, option and overage agreements, tenancies under the Agricultural Holdings Act 1986 and the Agricultural Tenancies Act 1995. He also assists the Private Client Department on the succession issues within businesses.

Clarissa is an experienced Residential Development Solicitor with over eight years’ post qualification experience advising both SME and PLC housebuilders across the country on complex land acquisitions and disposals, to include landowners alike.

Dylan Roberts

Dylan is a Solicitor in Residential Property and Commercial Property law. Dylan can deal with sales, purchases, mortgages, business leases and agricultural tenancies, general and agricultural licences, easements and associated rights, overage, option and wayleave agreements and any other non-contentious commercial or agricultural property matter that may fall within the remit of the department. Dylan can also deal with all aspects of residential conveyancing matters, for both companies and individuals, in sales and purchases, transfer of equity and re-mortgage transactions.
