GSK Stockmann advises LHI Group on BaFin authorisation extension

GSK Stockmann advised the LHI Group, based in Pullach, on extending the regulatory AIFM authorisation of LHI Kapitalverwaltungsgesellschaft mbH. LHI Kapitalverwaltungsgesellschaft mbH has been granted an extension to its financial portfolio management authorisation by the German Federal Financial Supervisory Authority (BaFin), and has increased its capital by two million euros to six million euros. This was accompanied by the merger of LHI Capital Management GmbH into LHI Kapitalverwaltungsgesellschaft mbH. This move enables the LHI Group, one of the most successful providers of investment and asset management services in Germany, to consolidate its investment business into a standalone entity, thereby strengthening its market position among institutional and professional investors. GSK Stockmann advises Art-Invest Real Estate on sale of Momenturm in Munich’s Werksviertel district

GSK Stockmann advised Art-Invest Real Estate on the sale of the Momenturm office building, located in Munich’s Werksviertel district, to Generali. The European commercial law firm has provided ongoing support to Art-Invest Real Estate with the project since the initial acquisition of the property. Art-Invest Real Estate has sold the Momenturm project to Generali Deutschland. The transaction was carried out by Generali Real Estate S.p.A. on behalf of Generali Deutschland. The existing approx. 11,000 sqm of office space in the building, located at Rosenheimer Strasse 139, just a stone’s throw away from Munich Ostbahnhof, is to be extended to around 28,000 sqm. Generali Deutschland plans to use the building as its new corporate headquarters, with 1,500 employees expected to be relocated there. A GSK Stockmann team led by Munich-based partner Dirk Brückner has been providing Art-Invest Real Estate with comprehensive support on this project since it first acquired the property back in 2019. The firm’s advice encompassed project structuring, project development and securing planning permission, as well as the sale to Generali. GSK Stockmann advises Colt Technology Services on sale of data centres

GSK Stockmann, working with a team of other firms including Troutman Pepper Locke, advised global digital infrastructure company Colt Technology Services on the sale of six of its data centres to NorthC, a data centre operator headquartered in the Netherlands. As part of the deal, Colt will also divest two of its other data centres in London to NorthC’s majority owner DWS Group. The eight data centres included in the transaction are in Amsterdam, Berlin, ‎Düsseldorf, Frankfurt, Hamburg and Munich, as well as the two in London. The data centres were part of the ‎assets Colt gained with its acquisition of Lumen EMEA in 2023. GSK Stockmann, working with Troutman Pepper Locke and a team of further local counsel and instructed by Nadine Ramasamy, Alex Galtieri and Annarita Spena of Colt, advised on the German real estate aspects of the deal and also on Colt’s ongoing partnership with NorthC. Colt’s future relationship with NorthC will include Colt retaining network equipment in the divested data centres as part of its global digital ‎infrastructure, which connects 32,000 buildings, spans more than 40 countries, reaches more than 275 ‎points of presence, and includes 10 subsea cable systems‎. The transaction is expected to close in summer 2025. GSK Stockmann welcomes renowned M&A expert Dr Nina Leonard to its Corporate practice

Starting on 3 July 2026, Nina Leonard will be joining GSK Stockmann, bringing valuable expertise in the data centre, battery storage and life sciences/pharmaceuticals sectors. In line with its strategy to expand its Corporate practice, GSK Stockmann has appointed Nina Leonard, a certified specialist in commercial and company law, as a new Equity Partner at the firm’s Munich office, effective from 3 July 2026. She joins the firm from Addleshaw Goddard, where her work focused on M&A and corporate law. Nina Leonard has over 24 years of experience in M&A advisory and specialises in complex, cross-border transactions. She has particular expertise in the data centre, battery storage, digital infrastructure and technology sectors. GSK Stockmann advises Art-Invest Real Estate on lease agreement with Süddeutscher Verlag

GSK Stockmann provided comprehensive legal advice to Art-Invest Real Estate on a new long-term lease agreement with Süddeutscher Verlag for a large volume of office space in the SZ Tower in Munich. The SZ Tower is a landmark high-rise building located at Hultschiner Strasse 8 in eastern Munich. The building has a total area of approximately 21,490 square metres, with a lettable area of around 54,500 square metres GFA. Since its completion in 2008, the building has been used exclusively by the German media company Süddeutscher Verlag. The new lease represents a key milestone in the strategic transformation of the building into a modern, multi-tenant property. As part of the planned redesign, the SZ Tower will be modernised and adapted for new uses. Art-Invest Real Estate aims to update the property to meet the demands of the modern workplace by introducing a cutting-edge usage concept including shared amenities, such as modern conference and catering areas, fitness facilities and New Work spaces. GSK Stockmann provided expert advice to Art-Invest Real Estate, particularly regarding the legal structuring and negotiation of the new long-term lease agreement. This included guidance on the operating and utilisation concepts in a multi-tenant setting, aspects of tenancy law related to shared spaces, as well as investment law, tax requirements and sustainability. GSK Stockmann advised GIEAG Immobilien AG on the financing for the construction of 218 new apartments in Karlsruhe via an international consortium of investors led by Crestline Investors, Inc. and Tite Street Capital. GIEAG Immobilien AG is moving ahead with the KWARTIER HOMES residential project in Karlsruhe’s Südstadt district. Comprising 218 apartments, expansive outdoor spaces, and three basement levels, including two for underground parking, KWARTIER HOMES is one of the most significant residential construction projects in the region. GSK Stockmann advised DZ HYP AG on the financing of the Upper West high-rise building in Berlin-Charlottenburg. The buyer is Schoeller Group GmbH, based in Pullach near Munich. Upper West is located directly on Berlin’s Breitscheidplatz, opposite Kaiser Wilhelm Memorial Church and just a stone’s throw from the city’s famous shopping boulevard, Kurfürstendamm. At around 120 metres high, it is one of the tallest buildings in Berlin. The building’s distinctive glass and steel façade makes it a striking part of the city’s skyline. The building also meets high standards in terms of urban development and sustainability. Upper West combines office and retail space, as well as a Motel One flagship hotel with 582 rooms over 19 floors. The building is DGNB Gold & LEED Platinum certified. GSK Stockmann advises Redevco on financing of logistics projects for Invesco Real Estate and Propel Industrial

GSK Stockmann has provided comprehensive legal advice to Redevco on the financing of two logistics developments near Frankfurt and Karlsruhe, addressing both German and Luxembourg law aspects. Redevco has extended a EUR 67 million loan to support the acquisition and development of the projects, which are being undertaken by a joint venture between Invesco Real Estate and Propel Industrial. Together, the projects comprise approximately 63,000 m² of logistics space. The transaction represents the second investment of Redevco’s real estate credit platform, launched in early 2025 to deploy balance sheet and co-investment partner capital across senior, whole-loan and mezzanine strategies in key European markets and asset classes. GSK Stockmann advised Catella Investment Management GmbH on the acquisition of two developments in the “Liesel Quartier” in Göttingen. The two planned residential buildings, including a day-care centre, in the “Liesel Quartier” development in Göttingen were acquired on behalf of an individual client. The seller is WERTGRUND Wohnpartner GmbH, a joint venture between Wertgrund Immobilien AG and Bautra GmbH. WERTGRUND Wohnpartner is also acting as the project developer for the new neighbourhood. The Liesel Quartier development will involve the construction of around 570 apartments with a total living space of 44,000 square metres in several phases on a site covering around 37,000 square metres. Approximately 40% of the apartments will be subsidised, offered at reduced rates or subject to rent controls. Construction is set to begin in December 2025, with completion scheduled for 2027. The transaction concerns the acquisition of buildings H40 and H50 on the southern part of the construction site. They comprise a total of 118 privately financed apartments, ranging in size from 41 to 86 square metres, with a total rental area of 7,810 square metres, as well as an underground parking garage. The planned five-storey buildings will be constructed to the German Efficiency House 40 (EH 40) standard and will be connected to the district heating network operated by Göttingen’s municipal utility company. GSK Stockmann advises Merz Objektbau on sale of residential development in Heidenheim to VALUES Real Estate

GSK Stockmann provided ongoing advice to Merz Objektbau GmbH throughout the project, as well as on the sale by way of a forward deal of a residential development already under construction on Kleebühlweg in Heidenheim-Nord. The buyer, VALUES Real Estate, intends to incorporate the project into the newly launched “VALUES Impact Living” fund for subsidised housing (special AIF in accordance with Art. 9 SFDR). The new residential quarter will comprise around 4,380 sqm of rental space, containing a total of 61 one- to five-room flats and the corresponding number of parking spaces. Completion is scheduled for the second quarter of 2026. The project will be constructed using a serial timber hybrid method and has been designed to meet the KfW 40 energy efficiency standard. All flats will be wheelchair accessible and have balconies or terraces and fitted kitchens. The focus is on providing housing for middle-class tenants who are eligible for subsidised housing (WBS). The starting rent is EUR 8.50 per square metre, around 40% below the comparative rent for the local area. GSK Stockmann provided Nyoo Real Estate GmbH, a subsidiary of the Instone Group, a residential developer operating throughout Germany, with legal advice on the acquisition of an approximately 9,700 sqm site near Stuttgart. nyoo plans to build an energy-efficient residential neighbourhood with 120 apartments on the site. GSK Stockmann advises Deka Immobilien on a long-term lease with E.ON in Munich

GSK Stockmann provided Deka Immobilien with comprehensive advice on the leasing of approximately 21,300 square metres of office space in the “An den Brücken” property at Landsberger Strasse 84-90 in Munich to the E.ON Group. The lease was signed in February 2026, and the tenant will be able to move into the first section of the rented space from January 2027. Following the conclusion of this deal, the approximately 23,000 sqm of office space available in the six-storey building is once again fully let. For GSK Stockmann, this transaction is part of a long history of advising Deka in connection with the “An den Brücken” property. The firm originally advised Deka Immobilien on the purchase of the building back in 2014 and has provided ongoing asset management advice for the property ever since, including providing support with lease agreements and settling the previous tenancy with the FTI Group. “We are delighted to have supported Deka Immobilien in the successful conclusion of this lease. GSK Stockmann advises on sale of Deutsche Investment

GSK Stockmann provided comprehensive legal advice on the sale of a majority stake in Deutsche Investment Kapitalverwaltung AG and other companies of the Deutsche Investment Group. The buyer is Deutsche Pfandbriefbank AG. The Deutsche Investment Group is a provider of asset and investment solutions for institutional investors in the residential and commercial property sector. The group has around 375 employees across seven locations in Germany and assets under management totalling over 3 billion euros. A GSK Stockmann team led by Hamburg-based partners Dennis Stenzel and Andreas Peters provided comprehensive advice on the sale. While advising on the transaction, the team was able to draw on one of GSK Stockmann’s core strengths, namely the seamless integration of corporate law expertise and regulatory knowledge across different teams and locations.
