Garrigues Portugal’s ‘winning team’ acts for an impressive roster of clients and is retained for sophisticated work, including acquisitions and sales of shopping centres and other prime properties, sales of large portfolios, and refinancing. Clients include Merlin Properties, Novo Banco, Sonae Sierra and BMO Real Estate Partners. Jorge Salvador Gonçalves is a ‘solid professional with huge market knowledge and experience’; principal associate Miguel Menezes da Silva is ‘absolutely committed to the client and the transaction’.

Morais Leitão, Galvão Teles, Soares da Silva & Associados handled a wide range of real estate work, including acting on the buyer and seller sides in portfolio transactions and on M&A involving real estate assets, among others for EDP in several property sales, as well as for funds and developers. João Torroaes Valente joined from Uría Menéndez – Proença Carvalho as practice co-head in April 2018, bringing with him client BNP Paribas Real Estate, which he assisted in the negotiation of a joint venture with SIL for the development of a 74,000sqm mixed-use office and residential project in Alcântara. Filipa Arantes Pedroso is the other practice co-head.

PLMJ' team ‘does not waste time’ and ‘is very focused on clients' needs and very practical and straight-forward in finding solutions to overcome any obstacle’. It advised on real estate transactions on the buyer and seller side and on related M&A deals, portfolio operations and leases. It was also active in several turnkey projects, such as the Time Out Market in Oporto, for the Time Out Group, and a retail complex for Ikea in the Algarve. Practice head Tiago Mendonça de Castro has a ‘very good holistic overview, leadership and negotiation skills’. Francisco Lino Dias is ‘easygoing and friendly with counterparts without harming client's interests’. Rita Alarcão Júdice and Margarida Osório de Amorim are also recommended.

Uría Menéndez – Proença Carvalho saw the departure of João Torroaes Valente to Morais Leitão, Galvão Teles, Soares da Silva & Associados in April 2018, however, the ‘market leaderDuarte Garin remains at the helm of the practice, which ‘delivers commercial and pragmatic solutions’. It has a strong focus on advising funds, including Kildare Partners on the €375m acquisition of the Lagoas Park office complex; King Street Capital Management on the acquisition of the company that owns the Amendoeira Golf Resort, among other investments; and Marathon Funds on the acquisition of two office buildings from Caixa Geral de Depósitos. Senior associate Rita Xavier de Brito's ‘quality of work is outstanding’.

Solid as a team and individually, the 18-strong practice at VDA is headed by the respected and ‘collaborativePedro Ferreirinha, who, along with Miguel Marques dos Santos, advises a range of clients on complex and high-value acquisitions and sales of portfolios, offices, retail, hospitality and other commercial as well as residential properties. ‘Intelligent’ managing associate Pedro Pereira Coutinho provides ‘hands-on’ support.

Abreu Advogados' team ‘goes the extra mile’ for its clients. The outfit assisted Ceetrus with the acquisition of two shopping centres and a retail park from Blackstone, and Mercedes-Benz with the development of a digital innovation centre in Lisbon. Patrícia Viana is 'outstanding'; Francisco Patrício is highly recommended, as are Oporto-based Rui Peixoto Duarte and senior associate Renata Silva Alves, a ‘rising star’.

Cuatrecasas’ ‘responsibility and dedication is key to making the collaboration very comfortable and stress-free’. While the team covers the entire spectrum of real estate matters, highlights included advising BPI Xv on the sale of Dolce Vita Tejo to AXA Investment Managers, and Gaw Capital Advisors on the acquisition of the SPV that owns Hotel Intercontinental Porto. Nuno Sá Carvalho and senior associate Sara Quaresma are recommended.

Pedro Pinto heads the practice at pbbr - Sociedade de Advogados RL, which advises domestic and international clients, such as Bouygues Immobilier and ECS Capital, on portfolio and property acquisitions and sales, and also assists with project developments, rehabilitation and refurbishments, and with related setting up of joint ventures and SPVs. Teresa Freire is the other name to note.

With an impressive list of clients, highlight work for real estate and planning boutique Sofia Galvao Advogados included assisting key client ECS Capital with several of its prime investments in Lisbon, and Batipart with the acquisition of land for the development of a Club Med resort. ‘Always two steps ahead’, Sofia Galvão and Hugo Nunes are ‘very creative and solution-driven, with a capacity to simplify and overcome obstacles’.

DLA Piper ABBC assists clients with lease and refurbishment agreements, as well as day-to-day matters. Clients include EDP and Volkswagen Autoeuropa. Luis Filipe Carvalho heads the team.

FCB Sociedade de Advogados handles sales and acquisitions, leases and refurbishments, as well as disputes. Clients include Generali, Footlocker and Merlin. Miguel Castelo Branco, Miguel Lorena Brito and Rodrigo Almeida Dias jointly lead the team.

Managing associate Neuza Pereira de Campos heads the team at SRS Advogados, supported by William Smithson. The practice advised on sales, acquisitions and leasing of several property types, as well as handling contentious matters for clients. Francisco Pereira Miguel left the firm to pursue other projects in the real estate sector.

CCA Law Firm advises retail and other commercial clients on leases, and corporate and individual clients on sales and acquisitions. Clients include C&A, Europcar, and L’Occitane. Domingos Cruz and Maria Santa Martha are the names to note, and are based in Lisbon and Oporto, respectively.

Flexible and attentive to client needs’, CMS handled transactional and development work related to hospitality and retail. It assisted Imohine with the rehabilitation of a 5-star luxury hotel in central Lisbon. Luís Abreu Coutinho leads the team.

Gómez-Acebo & Pombo advises domestic and international clients on investments in Portugal. A highlight was advising the Looping Group on the acquisition of RTA – RioTâmega, Turismo e Recreio, which operates Parque Aquático Amarante. Senior associate Sofia Rodrigues Nunes heads the team.

Susana Vieira heads the practice at Macedo Vitorino & Associados, which focuses on the sale and lease of agricultural land and industrial properties, and on the development of retail parks.

Catarina Costa Lopes leads a ‘multifaceted’ team at PRA-Raposo, Sá Miranda & Associados, Sociedade de Advogados RL, which assisted the Banco Santander pension fund in a €12m investment into several buildings in central Lisbon.

Highlight work for Raposo Bernardo included assisting Iberostar Hotels & Resorts with all aspects of its hotel development in central Lisbon, its first in the country. Practice head and senior associate Manuel Esteves Albuquerque is valued as a negotiator.
