In Malaysia, property ownership is governed by specific laws and regulations, primarily outlined in the National Land Code 2020 ("NLC 2020"). A land title in Malaysia is an official document issued by the land authority that serves as proof of ownership and legal rights over a specific parcel of land or property. Understanding the land title is essential for verifying ownership, ensuring compliance with legal requirements, and avoiding disputes in property transactions. These titles can be categorised into three (3) main types, each with distinct characteristics and identification methods as follows:-

Master Title

Individual Title

Strata Title

The original title typically held by a developer or landowner (proprietor) and serves as the foundation for all subsequent property titles within a development project.
