Position

San-Mari enjoys a diverse and busy court practice, she receives instructions to appear in trials, and has experience of handling both lay and expert witnesses. She also appears in appeals, CMCs and interlocutory hearings. She is instructed in the High Court and County Court.
San-Mari regularly receives instructions to advise and represent clients in a range of transactional (interpretation of commercial and building contracts), property (title and ownership of land and property, co-ownership, commercial and residential including social housing) disputes.
San-Mari’s property practice often overlaps with complicated private Family Court and Court of Protection matters. She is instructed to advise where repossession proceedings affect financial settlements in the Family Court, or in relation to social housing entitlement of children and parties to Court of Protection Proceedings.
She undertakes work in private family law matters and her instructions extend to representation in applications brought pursuant to the Children Act 1989, Domestic Abuse Act 2021 and Stalking Protection Act 2019.
San-Mari is an avid advocate before the Court of Protection and regularly advances property and financial affairs, as well as health and welfare applications – acting for both local authorities and individuals.
She also provides training and advice to local authorities in the area of Social Charge assessments (Care Act 2014) and the operation and implementation of new charging reform framework.
San-Mari is Public Access qualified and welcomes instruction from clients on a direct access basis.

Property
San-Mari frequently advise on matters concerning disputes over right to property and property boundaries. Her work extends to matters before the First Tier Property Tribunal, and Civil Courts where injunctive relief is sought, claims for declarations, and damages for trespass and negligence.
She has a keen interest in advising and representing clients falling victim of encroachment, neighbour noise and nuisance caused by (planning permission based) authorised building works. Her expertise extends to providing pre-action advice on adverse possession, including evidence requirements and the merits of a claim.

Commercial Landlord and Tenant
San-Mari’s commercial landlord and tenant clients include, individuals and companies, small and large property owners, business tenants, local authorities, and business tenants.
She receives instructions relevant to commercial landlord and tenant, residential landlord and tenant, forfeiture and possession, termination of commercial tenancies and leases, termination of residential tenancies and leases, dilapidations, disrepair, right to manage and social housing disputes.
San-Mari is Public Access qualified and welcomes instruction from clients on a direct access basis.

Housing
San-Mari advises and represents local authorities, housing associations, registered social landlords, private landlords and tenants in housing law disputes. Involving issues concerning homelessness, allocation, possession and eviction, succession, tenancy fraud, antisocial behaviour, unlawful eviction, housing conditions and nuisance.
She appears in the High Court and County Courts and is regularly instructed to prepare pleadings in Judicial Review proceedings.

Property Contracts
San-Mari is well versed at addressing disputes between consumers and builders. Her regular clients include consumers, traders, individuals, sole traders, family businesses, small retailers and commercial organisations. She offers in-depth knowledge and practical skills of the building trade and all aspects of building contracts disputes.
San-Mari is Public Access qualified and welcomes instruction from clients on a direct access basis.

Family
San-Mari undertakes work in private family law matters representing parents in applications brought pursuant to section 8 of Children Act 1989, Domestic Abuse Act 2021 and Stalking Protection Act 2019.
She also represents unmarried couples in proceedings brought pursuant to the Trust of Land and Appointment of Trustee Act 1996. She is well versed in advancing applications for the enforcement of financial order, and where children are involved applications brought under Schedule 1, of the Children Act 1989.
San-Mari is Public Access qualified and welcomes instruction from clients on a direct access basis.

Court of Protection
San-Mari often appears and advises in Court of Protection cases, involving property and affairs, and, health and welfare decisions. She receives instructions to act for Local Authorities, the Office for the Public Guardian and private individuals.
She provides training and advice to local authorities in the area of Social Charge assessments (Care Act 2014) and the operation and implementation of the new charging reform framework.
San-Mari is Public Access qualified and welcomes instructions from family members requiring advice on the merits of applying for a Lasting Power of Attorney in cases of elderly relatives with degenerative diseases become unable to make decisions regarding the management of their financial affairs, or where they no longer have mental capacity to make decisions about their health and welfare.

Education
San-Mari accepts instructions to advise and represent clients at admissions and exclusions appeals as well as matters concerning examination, school transport and attendance.
San-Mari also acts as Legal Clerk to Independent Panels convened under the School Framework and Standards Act 1998.
