Andrew Williams is a true specialist, practising exclusively in Real Estate litigation. Accordingly he has extensive experience of almost every type of property dispute.
Chambers and Partners 2024 describes him as a “formidable advocate” and states that his “knowledge of property law is second to none”.
He has appeared in courts and tribunals at all levels all the way up to and including the House of Lords/Supreme Court.
As a former university lecturer in land law and with over 25 years’ experience at the Chancery bar, he is frequently involved in complex property litigation. He has appeared in numerous reported decisions and his articles on property law topics have been published extensively, mainly in specialist journals.
During 2024 alone, Andrew’s work has included and will include:
- A 5-day trial against a chancery silk listed for December 2024 (landlord and tenant covenants)
- Succeeding in a trial against a chancery silk (land development agreement, sale of land)
- Winning an appeal in the Court of Appeal, leading a junior (probate-based dispute)
- Conducting a 4-day trial (re the meaning of statutory provisions concerning adverse possession)
- Succeeding in a complex relief from forfeiture application at a lengthy contested hearing against almost 50 defendants
- Succeeding at the trial of an unusual constructive trust and proprietary estoppel claim
- An appeal listed for November 2024 (s. 2, Law of Property (Miscellaneous Provisions) Act 1989, proprietary estoppel and constructive trusts)

At Exchange Chambers, Andrew Williams has a particular focus on chancery matters with property-related elements, and he acted for the defendant in Shepherd & Co Solicitors v Brealey, a Court of Appeal case arising from the solicitor’s charging £150,000 to administer the estate of the defendant’s deceased mother. Construction law is a key area of expertise for members at Exchange Chambers, and with several barristers boasting industry-specific qualifications, Chartered Quantity Surveyors and a Chartered Builder form part of the team. It is also highly experienced in property-related cases, covering both commercial and residential-based mandates surrounding planning, registered land, landlord and tenant disputes, and boundary issues. The set houses David Fearon and Simon Whitfield, who both possess expertise in construction and engineering disputes. Fearon is representing the defendant in Shiers v QM Developments, a case arising from allegations that a drainage system the builders installed was defective and caused the property to flood and suffer damage. Andrew Williams practices exclusively in real estate litigation, and he is acting for the claimant, who manages a large residential housing development, in Cwmni Rheoli Pentref Marina Conwy v McCarthy; this concerns the challenge of a covenant preventing the property owners from letting houses on a short-term basis to holiday-makers.
