Position

I am a partner and head of the firm’s regional Real Estate & Construction team. I was office managing partner of our Lithuanian office from 2001 to 2013. I became exceedingly interested in real estate and real estate transactions since the beginning of the last decade when the first commercial, cashflow-generating properties were being developed in our region. Since then I have assisted in and co-ordinated over 50 large commercial property deals with a total value of over EUR 2.5 billion.

Career

Real estate investment. I have been in the forefront of commercial real estate development and investment transactions since about 2004. I enjoy working on commercial real estate projects where not only architecture is important, but also the concept, attention to tenants and customers, professional property management and many other fine details which make some properties and owners stand out. I usually act for investors, including developers, real estate funds and wealthy individuals wishing to divest or invest in larger commercial real estate.

Advising leading companies. The clients I have acted for include NEPI Rockcastle, W. P. Carey, Deka Immobilien, Partners Group, Pontos, Technopolis, Akropolis, Citycon, Heitman, SEB, Barclays, Northern Horizon, Lords LB Asset Management, SMI, EuroHypo, Dawnay Day, Babcock & Brown, Vicus Capital Advisers, Orion Asset Management and many others.

Commercial leases. Another important part of my advisory role is assisting landlords and tenants in large commercial leases. Just during the period 2015-2018 our team assisted in commercial property leases of over 250 thousand m2.

Complex transactions. I enjoy advising on complex deals. These are usually property portfolio deals and sale-leaseback transactions where a conventional approach often does not help. Ensuring the smooth closing of dozens of properties spread out across three countries through a combination of asset and share deals is something that drives me. I am happy if I can assist in and co-ordinate a pan-Baltic transaction, where Sorainen historically stands out among the competition. Our “one firm – one team” approach in the region is appreciated by clients.

More than legal advice. We know all the real estate players in the region and are committed to delivering value and helping the client succeed in their plans and visions. I personally enjoy not only being a real estate lawyer, but also an adviser who helps find the best approach to one or another complex, sometimes contentious matter. I am a strong believer that there is nothing that a reasonable, fair and open-minded person cannot resolve.
