Partner in the firm’s real estate department and has over 20 years’ experience in commercial property transactions including expertise in all areas of commercial property including advising major public and private clients on the acquisition, development and disposal of both development and investment properties. Also advises both landlord and tenants in commercial leasing transactions including office, retail, leisure and industrial premises and has experience in rent review arbitration of both ground rents and rack rents. James acted in the disposal of a Belfast city centre investment property comprising an hotel and retail units. The hotel was leased to Premier Inn and prior to completion of the sale the 35 year lease to Premier Inn was re-geared – completion in October 2013. He is acting on behalf of a tenant of a ground lease of a 10 acre open class retail shopping park in Belfast in connection with a rent review arbitration of the ground lease where the current passing rent is in excess of £580,000.00 per annum. James was the lead property partner in relation to a due diligence exercise carried out on behalf of a bidder in the disposal by Bord Gais Eireann (an Irish State-owned company) of its subsidiary, Firmus Energy, which supplies gas and electricity in both Northern Ireland and the Republic of Ireland. The due diligence included title reviews of Firmus Energy’s wind farms and proposed wind farms and other properties in Northern Ireland. Firmus Energy was ultimately agreed for sale at €1.25bn. James is part of the team acting in the proposed disposal by Corbo Limited of a Belfast city centre retail and leisure park. James is the lead property partner acting on behalf of a client (confidential) in connection with the lease of a 385,000 square foot warehouse together with an operating agreement, the aggregate income of which will be in the region of £1m per annum. James is also acting on behalf of a client (confidential) in connection with the proposed lease of a 50,000 square foot unit in a retail park to a ‘homewares’ tenant.


Trained in Belfast city firm, Johns Elliot, solicitors and qualified in that firm in 1990 and was subsequently made a partner circa 1997. In 2008, James joined the real estate department of Tughans as a partner.

Highlights included acting for Randox Laboratories in the acquisition of a farm business on a 300-acre site via a share purchase, which involved a simultaneous hive up of property, a group restructure and letting and funding arrangements.
