Career

Anushka Nicholas qualified as a Solicitor in 2004 and joined Blacks Solicitors in 2016, where she is currently a Partner and heads up the Leasehold Enfranchisement and Management Services (LEMS) team.

Anushka specialises in residential leasehold law, and has extensive experience dealing with and advising on all types of residential leasehold transactions including the following:

  • Lease extensions – negotiated or statutory;
  • Purchase and sale of freehold of leasehold blocks of flats – pursuant to collective enfranchisement, or ‘right of first refusal’ under the Landlord and Tenant Act 1987;
  • Right to manage (RTM) claims;
  • Drafting new leases;
  • Deeds of Variation to leases;
  • Licence for alterations; and
  • Licence to assign.

The team are also instructed by a number of managing agents to support and deal with leasehold enquiries, including advising on interpretation of lease terms and enforcement of tenant covenants.

She has a reputation for being extremely thorough when acting for her clients, utilising her expert technical knowledge to achieve the best results possible.
