David specialises in acting for developers and those dealing with developers in relation to all aspects of commercial, residential and mixed use schemes, with particular expertise in relation to overage arrangements. He also has expertise in dealing with strategic land through promotion agreements and property joint ventures. David also acts for buyers, sellers, landlords, tenants and funders of commercial property.

David is also a member of the Pharmaceutical & Life Sciences sector team in Watford, which focuses on advice to pharma, pharmacy and medtech.

Meeting Your Needs

In conjunction with his client, a lead developer for the Irish Quarter within Digbeth, Birmingham, David played a major role in facilitating six phases of development over 4.5 acres of city centre land to deliver 585 residential apartments in partnership with a major housing association, together with local neighbourhood retail space, commercial units and a wine bar. this development acted as a catalyst for the overall £500M regeneration of Digbeth, and spearheaded 'affordable living' in the city centre.

He has acted for the above developer for over 10 years in relation to site acquisitions and disposals to housing associations.

Other experience includes:

  • acting for a developer in relation to the site assembly, pre lets, construction and disposal of an out of town retail park
  • acting for a residential developer in relation to the site assembly and development of a housing scheme in Cambridgeshire
  • acting for a major AIM listed company in relation to the relocation of its HQ to a flagship building in central London for an initial rent in excess of £500M pa
  • acting for a consortium of landowners in formulating a joint venture structure in order that their land could be brought forward for development via a land promotion agreement for the major expansion (approx 400 acres) of a city in S.E England.

David enjoys working with colleagues and other members of the client's team to cater for the needs of the client as seamlessly as possible and as a 'one stop shop', for example in relation to the efficient structuring of deals, tax planning, construction and planning advice.

VWV's commercial property practice acts for property developers on residential, commercial and mixed-use developments, as well as advising landowners, investors, corporate occupiers and lenders on a range of real estate mandates. Recent highlights include advising e-commerce solutions provider, Salmon, on a pre-let of new office premises in Watford; acting for Imagination Technologies on a sale and leaseback transaction of the client's headquarters in King's Langley; and acting for Laxton Properties on a proposed development involving 36 dwellings and social housing. David Marsden handles property development matters for clients such as Nationcrest. Also recommended are finance specialist Joe Kwok and David Power, who jointly heads the property development team with Marsden.
