Position

Kirsty advises on a broad range of real estate matters with a particular focus on commercial development work including pre-lets and forward funding transactions. She has extensive experience managing property portfolios for major plc clients and household names and deals with all aspects of Landlord and Tenant work. Kirsty acts for a wide variety of clients including developers, investors, landlords and occupational tenants principally in the Later Living sector and in the retail, licensed and leisure sectors.

Kirsty’s experience includes:

• managing acquisitions for Revolution Bars Group PLC on its ambitious bar restaurant roll out programmes, and managing all aspects of its property portfolio;
• acting for private commercial development companies on conditional acquisitions, sub-sales, disposals, pre-lets and forward funding arrangements;
• advising Mercedes-Benz on all aspects of its property portfolio, including acquisitions and disposals, development of new dealerships and real estate asset management matters; and
• dealing with conditional turn-key development agreements for a well-known national hotel chain.

Career

She trained at Laytons before joining Shoosmiths in June 2011 as a newly qualified lawyer.

Education

Kirsty studied at the University of Manchester, the Universite de Bourgogne in Dijon and the College of Law in Chester.

The cross-departmental offering which covers work in the hospitality and leisure sector at Shoosmiths LLP spans the regulatory, commercial, corporate, banking and real estate teams, and is described as having ‘exceptional’ technical knowledge. The team is strong in advising institutional investors on acquisitions and financing, and has a growing presence in the hotel sector, assisting hotel operators and serviced apartments, as well as hotel developers, owners, and contractors. The practice is also instructed by bars, restaurants and other leisure services and operators. Joint practice head Richard Symonds, who is based in Leeds, is well versed in the living and leisure sector, and has recently increased his focus on insolvency issues, risks arising from the living sector, and fire safety issues. Symonds’ counterpart, Milton Keynes-based Kirsty Chalkley, is highly recommended especially for her commercial real estate work for retail, licensed and leisure clients. Former co-head Catherine Williams left the team to join Addleshaw Goddard in December 2022.
