Cinda was admitted to the Singapore Bar in 1991. She is a specialist in Singapore’s real estate market, having gained recognition acting for individuals and institutions like the CPF Board (CPFB) and major financial entities. A pioneer in Singapore’s real estate, she has navigated many “firsts” which include collective sales, executive condominiums(ECs), and implementation of the Torrens registration system by the Singapore Land Authority (SLA).

Her real estate practice covers a broad spectrum of transactions involving retail conveyancing as well as corporate real estate and caters to a diverse clientele. Her retail conveyancing practice largely consists of representing individuals and SMEs in residential and commercial/industrial transactions. She reviews financial institutions’ terms and drafts non-standard security documentation. In her capacity as a corporate real estate practitioner, she advises on transactions involving large industrial properties and assists unlicensed developers in land acquisition for development. Some of the projects she has handled involved land under the Jurong Town Corporation (JTC). Cinda has also advised foreign entities (private/government) on Singapore’s real estate regulatory framework and legal requirements relating to real estate in Singapore.

To complement her diverse practice, Cinda assists in property transfers pursuant to Grants of Probate/Letters of Administration or court orders arising from divorce or disputes. With experience spanning pre- and post-Torrens land registration system implementation, she is sought after for advice on property title issues, and helps clients to tackle related challenges and to rectify title if necessary.

Some of Cinda’s notable transactions:

  1. Acted for a religious entity in the transfer of title of their three properties from trustees to a company limited by public guarantee, which process included obtaining the consent of the Minister for Finance as well as the Minister for Law;
  2. Acted for the owner of a boutique hotel (comprised in a few units on Ann Siang Hill) in the sale of all their units;
  3. Acted for majority owners of several private estates in their collective sales (in the Bukit Timah and Newton/Novena areas), working closely with reputable real estate companies to ensure smooth process and completion of the sales;
  4. acted for a foreign bank in the revamp of the standard terms and conditions for their financial services;
  5. acted for a local logistics company in the transfer of its business and assets, which included a few properties under leasehold from the Jurong Town Corporation (JTC);
