Simon's main areas of expertise are commercial property and charity law, the latter of which he has been recommended for in both the Legal 500 and Chambers and Partners as a leading expert. He undertakes all aspects of non-contentious charity work, in particular charity property, including acquisitions and disposals as well as options and site assembly for development. He advises on the formation of charities and incorporation of existing and new charities.

He has extensive experience of ecclesiastical matters, acting in the past for diocesan boards of finance, incumbents and sequestrators in relation to benefice land. He also acts for parochial church councils, especially in property matters, including voluntary registrations of glebe and parsonage land and diocesan corporate property.


Simon qualified as a solicitor following service in the Cheshire Regiment in Hong Kong, Cyprus, Canada, Germany, Northern Ireland and Bosnia.

In addition the private client team is well placed to assist farmers and rural landowners on inheritance tax and other financial planning issues. Recent highlights included continuing to advise John Holford Charity about the mineral rights for sand extraction over farmland in East Cheshire. It is also advising Dŵr Cymru Cyfyngedig (Welsh Water) on a proposed extension of water treatment works. This work entails advising on a development over common land just outside the Snowdonia National Park. Other key clients include Chester Zoo, Denbighshire County Council and Chester Diocesan Board of Finance. The skilled team advises on all of the issues that affect farms, farm partnerships, estates and local authorities. It is also adept at advising on opportunities for alternative energy such as wind turbines.

Team head Simon Ellis is leading advice for Dŵr Cymru Cyfyngedig on the proposed extension of a water treatment works, which involves development over common land outside the Snowdonia National Park, and advised the University of Chester on the £2.2m freehold purchase of the former Land Registry building in Birkenhead.
