MEPC: Milton Park Oxfordshire. Pre-letting and construction framework for office, laboratory and industrial buildings. Application of LDO principles to give competitive edge in planning. 100% lettings of two speculatively built office developments, development of Milton Gate for hotel, and auto-sales plus food and drink retail. Re-homing of South Oxfordshire District Council following catastrophic arson attack on their previous headquarters in Wallingford.

MEPC: Silverstone Park Northants. Major infrastructure agreement to provide power capacity for full site development including capacity ramping; first new-build scheme developed and further schemes emerging; development of metrology centre; full letting of separate acquisition of former Jordan Technology Park.

The Body Shop International: Croydon. Relocation of global headquarters from New City Court, London Bridge to Knollys House, Croydon, where the client has taken just under 26,000 square feet of office space. Main part of the deal was essentially done within a month. The headline rent was £24.50 psf. Joe Bellhouse, in our construction team, also assisted on this transaction.

Topshop (Arcadia Group) – Rosie Gibb (assisted by Rick Collett and Richard Mulcock) acted for Topshop in the acquisition/development and site assembly of this flagship store in the Bullring Birmingham. This store, at 36,000 square feet, is the third biggest flagship store in the UK. This was a very important piece of work for the client and is typical of the acquisition work of our retail team.

Katy Kirk of our Real Estate Litigation team has acted in nine Central London (Oxford Street and surrounding areas) lease renewals for our prominent retail clients. These cases were not only of high value (with rents ranging from between £500,000 - £1,000,000 per annum) but complex due to the various clients’ group structures and property holdings. Katy’s involvement has included strategic advice to secure the client’s best renewal rights within their existing portfolio structures.

MEPC: Silverstone Park Northants. Drafting and negotiating electricity and gas utility supply and works contract between MEPC and Energetics (IDNO) relating to long term utility upgrade works. Value c. £12m. Interesting drafting of mechanisms in the contract for determining the detail and pricing future work scopes.

eBay: Richmond office complex. Major refurbishment of three buildings at eBay’s campus in Richmond Surrey. New lease arrangements for Hill House, Hotham House and Whittaker House were negotiated and put in placewith significant input on construction works agreement. Major landlord upgrade of one property carried out (c. £1.5 m) with due diligence and warranty issues dealt with by the BSDR Construction Team. Tenant fit-out and Cat A upgrade of other properties (c.£1m): preparing and negotiating professional appointments; collateral warranties; building contracts; negotiating landlord contribution agreement.

Nuffield College Oxford: acquisition for £25m of a key major development site in the west end of Oxford. Additionally advising on a development joint venture between the College and Oxford City Council for a unique public/private sector partnership for the Oxpens Site in the west end area of Oxford for one of the most significant infrastructure projects to affect the city in a generation.
