Charlie has over 25 years’ experience of advising on commercial property investment development and asset management. Clients include owner-managed property companies, international trustees/private offices and prominent UK institutions including charities and livery companies. Charlie’s practice particularly covers equity-share investment leases in the City/West End, urban community developments and capital projects for charities and institutions. Recent experience includes: leading the team for an international investor’s private office in the acquisition of a portfolio of commercial and residential properties (prime and secondary) in excess of £150m; acting for the Duchy of Cornwall on the Poundbury development covering all aspects of structuring, developing and disposal/managing the project; advising WWF-UK on its national headquarters project, the Living Planet Centre in Woking, including the Development Agreements/Agreement for Lease and leading the team covering planning, property tax, construction funding and charity governance; acting for Red Tree (2004) LLP in respect of the Sherford Urban Community Project and particularly the structuring of the disposal of the land to a developers’ consortium; acting for a Livery Company in the phased disposal by long lease of the income stream from a City investment to institutional investors. Charlie lectures regularly on aspects of property law, including presentations on investment in the Channel Islands, Switzerland and Hong Kong and speaking at the annual Charities Property Conference.

Clients have particularly noted the team’s ‘personable, practical and proactive’ approach to letting transactions, construction and development and general property management issues. Department head Andrew Bailey advised Hub Group on the acquisition of a building in Wembley for redevelopment as a mixed-use retail, office and residential space. Further, Bailey and Mark Gauguier acted for Charities Property Fund in relation to the forward funding of a pre-let retail park development on a brownfield site in Greenwich, and Gauguier is also advising Duchy of Cornwall on the strategic planning and development structure of the Poundbury Development – a sustainable urban extension including residential and commercial buildings and infrastructure. Charles Anderson is acting for The British Library in connection to the disposal of land for the St Pancras development site, and the construction of gallery facilities and public spaces. James Furber and senior associates Sarah Aggarwal and Fred Lee are also recommended. Robin Holmes retired and Gavin Acheson left for Birketts LLP.
