Dentons is rated for its ‘strong business acumen’ and ‘high-quality legal advice’, but time and again clients have suggested that it’s the lawyers’ ‘top-notch client service and impressive response times’ that really make the team stand out. The firm is well known for its global hotels expertise. Indeed, the team acted for Aprirose in relation to its £525m acquisition of QHotels from Bain Capital Credit and Canyon Partners, which was among the largest hotel portfolio acquisitions of 2017. Further, Mark Daliere counselled Astir Palace Vouliagmeni on agreements with Four Seasons Hotels and Resorts for the operation of the iconic Astir Palace in Athens. Similarly, Daliere advised 1875 Finance on agreements with Six Senses Resorts for the development and management of an ultra-luxury resort and branded residences in Switzerland. In the retail space, Andrew Henderson has handled a number of strategic portfolio transactions for Sports Direct, and Simon Masri assisted US-based Karlin Real Estate with its acquisition of two retail outlet centres in the UK. Richard Budge is acting for Slough Urban Renewal and North West Quadrant on multiple projects, including the five-phase redevelopment of the former Thames University Campus. The department also has particular expertise in developing student accommodations and PRS projects. Rob Thompson is ‘first-class’ and ‘personifies the team’s stellar client service’. Thompson, Rupert Dowdell and several others joined the firm in 2016, and the London real estate team continued that growth trend into 2017-2018. Dentons has become active in the social housing finance space following its absorption of Maclay Murray & Spens, which brought to the firm Wendy Wilks, who advises REITs, registered providers and banks in lending and finance deals. Standout highlights include Wilks acting for Affordable Housing Finance in relation to the £320m securitisation of loan facilities to a variety of borrowers, and advising Croydon Churches Housing Association on the restatement of loan agreements with RBS, Santander and Nationwide. On the bank side, Stuart Fitzsimmons acted for RBS on the restatement of various loan agreements with registered providers including Angus Housing Association and Kingdom Housing Association. The team also has a presence in Scotland, where it assists The Housing Finance Corporation and Affordable Housing Finance with the property security aspects of loans made in Scotland, as well as England and Wales.

Following its merger with Murray Maclay & Spens in 2017, Dentons has become an active player in the social housing sector, where its ‘pragmatic, specialist team’ is instructed by public authorities and housing associations in corporate, real estate and financing matters. Department head Wendy Wilks is acting for Family Mosaic Housing in relation to the acquisition of 94 units at a development site in Islington, and also assisted a housing association with the amendment of a planning permission for a London regeneration project. Similarly, Stephen Ashworth is advising Places for People on the planning aspects of a regeneration project at the Gilston Park Estate, which is one of the UK’s largest urban extension projects. David Knox, who focuses on employment and pensions funding, leads a team that is advising Port of Leith Housing Association Group on its pension schemes and obligations. Also recommended are employment specialist Roger Tynan and senior associates Theresa Ferguson-Battershill and Fiona McDonald. Additional clients include GLA, Brighton & Hove City Council and Affordable Housing Finance.
