Virginia is a partner in and practice group leader of our London real estate department, specialising in rail related property work, PFI/PPP, development and general real estate. She has extensive experience of rail related property work, having acted on franchise and rolling stock bids, as well as developments with rail issues and TOC/national rail portfolios including depots and stations, and of PFI/PPP, having acted on a number of projects involving LIFT schemes, schools, courts, prisons and secure training centres and of development and general property transactions including acquisitions and disposals. She has acted for central and local government, various rail sector clients, banks, borrowers, landowners, developers and contractors, and for both public and private sector.

Publications of note: Virginia has edited the Property Finance chapter in “Asset and Project Finance Law and Precedents” and has contributed articles to PFI/PPP journals and briefings on the property aspects of the McNulty Report. Virginia also lectures on property issues, such as mixed-use development and development finance, on which she has also run training sessions for clients.

Specialists at Dentons provide expertise on housing, transportation, planning, procurement and environmental issues and the team stands out for the scale of the urban regeneration work that it attracts. Virginia Glastonbury, Stephen AshworthMark Bassett, and Roland Gray are some of the key partners handling such work. It is advising Essex, Braintree, Colchester and Tendring Councils on their  proposals to create a number of garden communities which will provide thousands of homes; it is advising on planning policies, development vehicles as well as the delivery of commercial spaces and infrastructure. It is also advising the Greater London Authority on the complex redevelopment of Beam Park, a former Ford industrial site which would deliver thousands of homes, leisure areas and a new rail station.

Dentons is rated for its ‘strong business acumen’ and ‘high-quality legal advice’, but time and again clients have suggested that it’s the lawyers’ ‘top-notch client service and impressive response times’ that really make the team stand out. The firm is well known for its global hotels expertise. Indeed, the team acted for Aprirose in relation to its £525m acquisition of QHotels from Bain Capital Credit and Canyon Partners, which was among the largest hotel portfolio acquisitions of 2017. Further, Mark Daliere counselled Astir Palace Vouliagmeni on agreements with Four Seasons Hotels and Resorts for the operation of the iconic Astir Palace in Athens. Similarly, Daliere advised 1875 Finance on agreements with Six Senses Resorts for the development and management of an ultra-luxury resort and branded residences in Switzerland. In the retail space, Andrew Henderson has handled a number of strategic portfolio transactions for Sports Direct, and Simon Masri assisted US-based Karlin Real Estate with its acquisition of two retail outlet centres in the UK. Richard Budge is acting for Slough Urban Renewal and North West Quadrant on multiple projects, including the five-phase redevelopment of the former Thames University Campus. The department also has particular expertise in developing student accommodations and PRS projects. Rob Thompson is ‘first-class’ and ‘personifies the team’s stellar client service’. Thompson, Rupert Dowdell and several others joined the firm in 2016, and the London real estate team continued that growth trend into 2017-2018. The firm absorbed Maclay Murray & Spens, which brought Alex Coulter, Wendy Wilks and director Nicholas Mole to the real estate team. Virginia Glastonbury is another key contact.

Dentons has ‘great industry knowledge’ and provides ‘very practical advice’ across infrastructure development and operation light rail and trams, franchises and concessions, operations, regulation, competition, rolling stock procurement and maintenance, finance, technology, environment, safety and disputes across the rail sector; it is ‘always fully up to speed with industry changes’. Rail head Matthew Hanslip Ward is advising MTR on its joint venture bid for the West Coast Partnership (WCP) with Guangshen Railway Corporation; advised MTR on its bid for the new Wales and Borders franchise; is advising Alstom on a proposed joint venture arrangement with Stagecoach Group in relation to Stagecoach's bid for the South Eastern franchise; and continued to advise MTR on the £1.4bn concession to operate Crossrail. Christopher McGee-Osborne is advising Virgin and Stagecoach on issues relating to the East Coast Main Line passenger rail franchise. David Moore advised the Rail Delivery Group on its review of the current franchise agreement template and proposed amendments from various industry stakeholders and advised it on developments to the rail industry alliancing framework agreement. Real estate head Virginia Glastonbury, counsel Martin Watt and senior associate Jonathan Smith, who ‘impresses with his response times’ and is ‘always right in the detail of the issue’, are also recommended.
