Position

Steven trained with IBB and joined the Construction team on qualification in October 2009. Steven assists with all non-contentious and contentious aspects of construction from the negotiation of building contracts, warranties and professional appointments to the resolution of construction related disputes. Personal experience; Preparation of construction documentation for commercial, residential and charity clients in relation to the development of multi-use properties and care homes. This includes the negotiation and drafting of building contracts and professional consultant appointments. Providing advice in relation to the insolvency of a main contractor and negotiating the necessary construction documentation appointing the replacement contractor; Assisting IBB's real estate group with construction related enquires arising from transactional matters, including the carrying out of construction due diligence and the negotiation of construction related obligations contained in sale/purchase agreements; and Acting on behalf of employers, contractors, housing associations and homeowners in respect of payment disputes, allegations of defective works and final account disputes.

On the contentious front, practice head Paul Brampton ('very formidable and clear thinking') acted for O'Loughlin Leisure in a dispute concerning construction cost overruns, allocation of sale proceeds, and alleged defects brought against the development company, with which the client entered into a joint venture agreement to sell and develop leisure facilities in South London into apartments and commercial premises. Non-contentious highlights included advising Heathrow Top on the conversion and extension of an existing office building in Heathrow to deliver a 244-bedroom Marriott hotel, and assisting with Aviva Insurance on the redevelopment of St Helen's Square in the City of London, the third largest open space in the City. Steven Hayward has wide-ranging expertise in contentious and non-contentious construction matters and is recommended alongside consultant Ross Humphries.
