Janani advises on the full spectrum of property litigation matters including landlord and tenant disputes, leasehold enfranchisement issues and other contentious issues.  She has acted for a wide range of clients including developers, investors, national retailers and corporate occupiers.  Janani has previously worked for Lawrence Graham (now Gowling WLG) and Hammonds.   

Examples of Jan's experience includes:  

Enfranchisement Claim on Residential Development: Janani pursued an enfranchisement claim on a large residential developments at Dolphin Square in London.

Landlord and Tenant matters concerning Shopping Centres: Janani has advised shopping centre landlords regarding management issues with their tenant.

Dilapidations Claims:  Janani pursued a number of terminal dilapidation claims against tenants through litigation which were ultimately concluded through mediation.

Service of Notices for Commercial Landlords: Janani has prepared and served a number of S25, S26, s27 and S40 Notices on behalf of Commercial Landlords

Lease Renewal Proceedings:  Janani acted for both landlords and tenants in contested and uncontested lease renewal proceedings.

Well known for its ‘excellent transactional real estate practice’, Davitt Jones Bould also has a ‘growing property litigation team’, which was recently strengthened by the arrival of associate director Janani Puvi, who joined from property litigation boutique Dewar Hogan. Acting primarily for a government client base, Maeve Bonner acted for a central government department in relation to a contentious lease renewal for a property in a high-profile London location. Associate director John Smith has assisted a national transportation group with issues such as the removal of travellers, and recently advised the Department of Education on an historical dilapidations claim. Additional contacts include Zaheer Bashir, who is a ‘knowledgeable’ senior associate. The team also provides ongoing contentious property advice to The Royal Parks and Defra.
