Commercial property and property finance.

Position

Philip advises on all aspects of general commercial property work, including acquisitions, disposals and lettings. He has particular expertise in dealing with property development and joint ventures, including devising appropriate structures for both tax and commercial issues; property finance, including senior debt and forward funding; and property insolvency issues. Philip is also the team adviser on contaminated land issues. Philip’s practice has recently involved him dealing with the acquisition, funding joint venture and refinancing issues relating to Pioneer Point in Ilford, one of the tallest residential developments in the UK; preliminary work in connection with one of the largest regeneration schemes in Central London; a joint venture with a registered social landlord in connection with a series of mixed-use developments. Other recent work has included senior debt financing on Wandsworth Riverside Quarter; significant portfolio financings for a variety of major banks and the acquisition of several portfolios of shopping centres and parades for a plc property investor. Other projects have included a major mixed-use scheme on the Thames; refinancing the London Hilton Docklands; co-ordinating legal and other advice in relation to several developments in Mallorca; and acquiring head office premises in Mayfair.

Philip has spoken at a number of client seminars on a variety of topics, including REITs, contaminated land, stamp duty land tax and the new Land Registry e-conveyancing regime, and has recently co-authored an article on contaminated land/remediation issues for ‘Housebuilder Magazine’.
