Emma advises on the full range of contentious property issues, with a particular focus on insolvency matters, arrears, dilapidations and business tenancy renewals. Emma also deals with contractual and development disputes, specialising in rights of light and Electronic Communications Code issues. During 2011, Emma acted on behalf of Arqiva Limited in claims against three mobile network operators, including Everything Everywhere and Orange. The litigation resulted in two successful judgments for Arqiva in the Technology & Construction Court, Arqiva Limited & Ors v Everything Everywhere (formerly T-Mobile (UK) Limited) & Ors [2012] 1 All ER 607 and (2011) 108 (32) LSG 18. In 2013, Emma acted for two investors who bought shares in a company designed to purchase the Pinnacle site in London and who sought the return of their investment or an account of any profit. The case, Abbar v SEDCO Real Estate Ltd & Ors [2013] EWHC 1414 (Ch), included the challenge of reviewing 12,000 documents in a matter of weeks. Emma is an ADR Group accredited civil and commercial mediator.


Emma lectures widely on property litigation issues and writes for various publications, including ‘Estates Gazette’ and ‘Property Law Journal’. She also edits the reports on cases dealing with easements and restrictive covenants for the Property Law UK website.

Handling commercial and residential property litigation, Charles Russell Speechlys LLP acts for an extensive client roster, including commercial investors, developers and high-net-worth individuals as well as commercial, retail and leisure occupiers.
