Sarah is a partner in the firm's real estate division in Cambridge. She is experienced in all areas of real estate practice, with particular expertise in the acquisition and set-up of commercial and residential development sites, development finance, pension fund sales and purchases, and secured lending and refinance work.  

She acts for a full range of clients. Her recent track record includes representing a number of public sector bodies and both local and national residential developers on large mixed-use regeneration and development projects, advising on site assembly, overage agreements, development agreements and the sale of affordable housing plots to registered providers. 


Joined Penningtons Manches in 2015, having spent the majority of her time since qualifying in 2006 practising within the Cambridge area.

Penningtons Manches Cooper acts for both lenders and borrowers in complex financing matters and it has particular expertise in sectors such as real estate, travel, leisure, education, retail, energy and technology. 'I have been particularly impressed by her work' remarks one source who worked with practice head Helen Drayton on a high-value deal. The firm recently secured an appointment to the panel of HSBC and counts Svenska Handelsbanken, Santander and AIB Group among its clients. The Cambridge office plays a central role in the firm's nationwide banking and finance team, and Drayton is a recognised expert in acquisition finance and development finance. She recently handled a £30m loan by Lloyds Bank to client Industrial Chemicals Group Limited to refinance existing debt and fund capital expenditure. Sarah Coates, who is a specialist in real estate finance, is also highly recommended.

Penningtons Manches Cooper frequently acts for lenders and borrowers on property transactions in sectors such as banking, development, social housing, technology, life sciences and education. The firm is now on HSBC’s panel. Lead partner Sarah Coates is 'very knowlegable, efficient and always available'. She worked with corporate partner and finance specialist Helen Drayton to assist James Dolan Ltd with the acquisition of the Dooley Rumble Group, which included substantial real estate assets in the form of four existing leases with complex dilapidations issues. They also acted for Ellgia Recycling in the acquisition of assets from Purple Recycling Limited, which included the negotiation of a new lease that raised issues around liability for potential contamination. Partner Mark Sellers, who joined from Prince Evans Solicitors LLP in late 2017, works from both the London and Cambridge offices. He acts predominantly for social housing providers.
