Allen & Gledhill LLP’s practice combines ‘strong business acumen with a good balance between legal and commercial considerations’. Margaret Soh, Ho Kin San and Eudora Tan are advising Guthrie GTS and Lee Kim Tah Holdings on the S$2.2bn divestment of Jurong Point shopping centre to Mercatus Cooperative by way of seven inter-conditional sale and purchase agreements. Fock Kah Yan acted for Savills Fund Management on the S$531m property sale to a fund managed by CLSA Capital Partners. The group also assisted Mapletree Business City with the divestment of a S$1.78bn stake in the leasehold of an office tower and three business park blocks at Mapletree Business City and handled the two-phase disposal of a S$651.5m property portfolio by NTUC Fairprice Cooperative and Thomson Plaza Investments to Mercatus Cooperative. Tan Boon Wah and Penny Goh are also recommended. Lin Mei Ann recently joined the firm.

Government agencies, statutory boards, developers, investors and banks instruct Dentons Rodyk’s team on a range of high-stake corporate real estate deals. Melanie Lim is acting for a joint venture of Khazanah Nasional and Temasek Holdings on the S$7bn sale of Marina One Residences and is advising Ophir-Rochor Residential on the S$4bn disposal of residential units. Valerie Ong is part of the team acting for Mercatus Cooperative on the purchase of a S$2.2bn suburban retail complex, while Leong Pat Lynn advised BlackRock Group on the S$3.4bn sale of its interest in Asia Square Tower 1 to an entity owned by Qatar Investment Authority. Liat Yeang Lee is advising Qingjian Realty on its S$638m purchase of Shunfu Ville. Head of leasing Maureen Ann is another name to note. Norman Ho joined Rajah & Tann Singapore LLP.

WongPartnership LLP ’s ‘outstanding’ team ‘weaves commercial considerations into legal solutions’ and ‘goes the extra mile’, particularly on large-scale corporate transactions in the real estate sector. Tan Teck Howe was part of a team advising Manulife Financial Corporation on the purchase of DBS China Square. Dorothy Marie Ng (‘vastly experienced and unafraid to pull out all the stops to get the deal across the line’) and Monica Yip acted for City Developments through its subsidiary Sunmaster Holdings on the divestment of its interest in Summervale Properties. Clyde & Co Clasis Singapore’s team is noted for its hospitality and leisure sector expertise, and counts New World Rosewood and Hyatt Hotels among its clients. ‘Recognised expert’ Benjamin Hirasawa, who leads the team with Justin Tan, is advising Dusit Thani on the development, acquisition and operation of 15 hotels worldwide, and is handling global real estate operations for an international hospitality brand. The group is also assisting Marriott Vacation Club with its regional expansion strategy. Sapna Jhangiani made partner. Senior associate Jonathan Lynch is another name to note.

Drew & Napier LLC’s team assists developers, statutory boards, financial institutions, purchasers and vendors with matters ranging from financing transactions and restructurings to complex acquisitions across the region. Niche areas of specialism include handling applications for planning permissions for industrial land and conducting compliance reviews. The team is also assisting UOL Development with the sale of residential units at the Botanique development. Yeong Wai Cheong is another name to note.

Rajah & Tann Singapore LLP’s corporate real estate group handles investments, project financing, sale and leaseback transactions, joint venture arrangements and real estate securitisation as well as conveyancing matters across residential, industrial and commercial property. Its clients range from owners and receivers to developers and mortgagees. Margaret Chin and Elsa Chai head the practice. Lee Lay See was part of a team advising a boutique developer on the S$241m acquisition and financing of an executive condominium land parcel, while Lina Chua supported Chin in acting for Selangor Dredging on the S$47m acquisition of land for the residential housing development project. Norman Ho, who joined from Dentons Rodyk, has an ‘outstanding understanding of the market as well as strong commercial judgement and management skills’.

Shook Lin & Bok LLP’s team counts several real estate investment trusts among its clients and has a track record advising on complex leasehold agreements and corporate transactions. Chew Mei Choo was part of the team advising AccorHotels with the real estate aspects of its $2.9bn acquisition of FRHI Holdings and assisted a Fortune 500 company with the planned leasehold of a facility on industrial land that is currently under construction, handled by a listed real estate investment trust. The group also acted for a real estate investment trust in the amalgamation of two plots of land. Tan Woon Hum and Andrea Ng lead the department.
