Cobalt’s core strength lies in advising on the sale and purchase of major commercial, industrial and development land. Recent highlights include advising French real estate fund Corum on the acquisition of the Prisma shopping centre and assisting Oma Ehitaja with the planning and construction of a supermarket. Aivar Taro and Liina Linsi are recommended. Raul Keba is also noted.

Derling acts for numerous real estate developers, strategic investors and infrastructure operators. Active clients include Tartu Veevärk and Raisner. In recent highlights, the group assisted Adepte with various real estate matters relating to several wind farms in northern and eastern Estonia. Piret Blankin heads the four-partner practice.

Ellex has a ‘strong real estate group that produces work of the highest quality’ and consists of ‘always available’ lawyers. The ‘well-known team’ advised a group of timber industry investors on a €1bn investment in a modern bio-refinery. Head of department Martin Triipan and senior partner Jüri Raidla are ‘very experienced and always deliver on the most time-critical projects’; Martin Käerdi is ‘very knowledgeable and provides solutions quickly’ while Risto Vahimets is ‘easily accessible to his clients’. Counsel Triin Frosch is a ‘quick thinker who remains calm during tough negotiations’. Jaanus Ikla is also noted.

Fortclearly stands out in the market for its business-minded approach and its ability to see the bigger picture’. The team advised E.L.L. Real Estate on various matters relating to a large new development in Tallinn consisting of two office buildings and one residential building. Other key clients include Capital Mill. Minni-Triin Park takes a ‘personal approach with clients; she always listens very carefully and then acts quickly to secure exactly the result that clients are after with no "over-lawyering"’. Margus Kõiva is another name to note.

TGS Baltic fields a ‘very strong and co-ordinated team that always provides a top-quality service’. Highlights included advising the University of Tartu on reconstruction works to a library. The head of the department is Martin Tamme, who is ‘extremely knowledgeable and experienced’ and ‘a real multi-tasker who always keeps his clients’ goals as his top priority’. Counsel Kristina Laarmaa garners a lot of praise for her specialism in public procurement and construction disputes and for her ability to ‘find a solution even in the most difficult of cases against the most difficult counterparties’.

Teder Law Firm regularly acts for major property developers and has considerable experience in energy-related construction projects and contentious matters. Clients include Rävala Kaheksa and Fresenius Medical Care. Pille Pettai and Mariana Hagström are the key contacts.

Eversheds Sutherland Ots & Co successfully advised the local municipalities of Pärnu on their application to secure funding for the reconstruction of Pärnu airport and assisted Wendre with the agreement for the construction of additional factory facilities. Randu Riiberg and Maivi Ots are recommended.

Jesse & Kalaus Attorneys advises several prominent companies such as Kaarsilla Kinnisvara on development projects, including assisting with planning matters as well as construction and lease agreements. Other key clients include Ingman Group. Team head Piret Jesse is well regarded for her mediation work in construction disputes. Since publication, the firm has closed down and Piret Jesse is now with Sorainen.

Urmas Kõrgesaar and Aivar Pilv at Leadell Pilv combine ‘excellent local experience with great international capabilities’. Highlights included representing Capital Inkasso in a compensation claim against Tarbus related to alleged substandard construction work. Riito Ehituse, Happyrent and Tallinna Linnakantselei are other key clients. The ‘quick and accurateBritta Oltjerdeals with problems effectively’.

Njord Law Firm’s real estate team recently advised Favor on the acquisition and construction of new production facilities. Testfilm is another major client. Practice head Veikko Toomere, Karolina Ullman and Triinu Hiob are the key contacts.

Sorainen assisted Lords LB Baltic Fund IV with the acquisition of an office building in Tallinn. Other clients include Nelja Energia and Inchcape. Practice head Pekka Puolakka and counsel Paul Künnap are the names to note. Piret Jesse was a new arrival from Jesse & Kalaus Attorneys in 2018.

Tark’s real estate department advised Vaklak on the acquisition of a number of agricultural property portfolios and assisted Tähesaju City on the development and construction of a shopping centre in Tallinn. Allar Aru is well regarded, and Tanel Küün is another name to note.

Alterna has a ‘dedicated and hardworking team that provides an excellent service’. Notably, the group recently represented Uuesalu Arendu in a property dispute. The ‘punctual and reliable’ Siret Siilbek heads the team and Annika Vait is ‘quick and accurate’.

Glikman Alvin’s real estate practice is led by Ain Alvin and also includes ‘outstanding litigatorPaul Keres. The group is representing Skanska in various litigation matters. Active clients include Elering Gaas and Danske Bank. Artur Sanglepp is ‘very strong’.

KPMG Law has ‘strong experience in advising both public and private sector clients in real estate and construction matters’ and its ‘service is excellent and goes well beyond normal working hours’. Active clients include P81 Business Property and Tallinn City. The ‘very customer-orientated’ Risto Agur and ‘very impressive’ senior associate Veiko-Joel Kokk are recommended.

Rask Attorneys-at-Law has a ‘dedicated, passionate and professional team’ under the leadership of Ramon Rask. Key clients include Nordlin Ehitus and Lepidus Invest.

Vilgerts Loor advised Arsenal Center on the construction of a large retail space and PalmGrupp on the construction of a hotel and an office building. Kaido Loor heads the team.
