Cobalt’s recent highlights include advising Porto Franco on the development of a high-scale shopping and leisure centre in Tallinn, as well as representing Elering in its Supreme Court dispute with a landowner regarding power lines. Aivar Taro and Liina Linsi head the practice.

Advokaadiburoo Derling OU practice provides ‘above excellent service’, delivering ‘fast responses and industry knowledge’. Practice head Martin Triipan is advising Eesti Energia and its partner companies on the establishment of the first direct burning oil shale fired power plant in Jordan. The team also assisted Laurus Properties with its acquisition of a portfolio of 42 commercial buildings spread across the Baltics. Fort’s ‘impressive team of proactive attorneys manages to maintain good relations on all sides during transactions’. ‘Committed and solution-oriented’ practice head Minni-Triin Park advised EfTEN Capital on several acquisitions made by its real estate funds, including three logistics centres from DSV and the Magistral Shopping Centre from Citycon. Kuldar-Jaan Torokoff and Margus Kõiva defended the Ministry of Environment against a property damage claim. Senior associate Kätlin Kiudsoo joined from Rask Attorneys-at-Law.

Teder Law Firm is recommended for construction projects related to shopping malls and the energy sector, regularly acting for property developers. Mariana Hagström is advising Rävala Kaheksa on the opening and operation of a shopping centre in Tallinn. Pille Pettai, who is also involved in this matter, has ‘special insight into the real estate industry’.

Eversheds Sutherland Ots & Co’s practice head Randu Riiberg advised Hilton International on signing new management and non-disturbance agreements related to the sale of the Hilton Tallinn from Olympic Entertainment Group to East Capital, while Maivi Ots is assisting Skinest Arendus with the development of a new residential district in central Tallinn. Transaction lawyer Kerttu-Kaarina Tombak joined from an in-house role at investment manager Trigon Capital.

Glimstedt’s practice head Leho Pihkva advised construction company Tallinna Olümpiapurjespordikeskus on the sale of a residential development. Another highlight included acting for Novira Capital in a land purchase linked to its Park Plaza development project. Senior associate Merle Kelder joined from Broadgate Capital, where she gained considerable expertise in transactional matters.

Jesse & Kalaus Attorneysdelivers flawless content in contracts and agreement drafts’, while also ‘making clients feel protected and well represented’ in litigation. Practice head Piret Jesse is ‘one of the leading legal minds in real estate law’, displaying ‘a remarkable sense for detecting and foreseeing risks’. Kaarsilla Kinnisvara and Ingman Group are recent clients.

Urmas Kõrgesaar heads Leadell Pilv’s ‘very professional’ real estate practice. Managing partner Aivar Pilv represented Taivo Luik in a dispute over the legality of a flat extension and a related water damages claim. Other clients include Meriton Hotels, Capital Inkasso and Tartu Ehitus.

Practice head Veikko Toomere and Karolina Ullman are the key contacts at Njord Law Firm. Ullman is advising Sveafastigheter on the purchase, sale and refinancing of its Project Fersen portfolio in Estonia, while Toomere recently drafted lease agreements for Stoneridge Electronics and Favor. Triinu Hiob joined from Cobalt in 2015.

At Sorainen, senior associate Paul Künnap regularly handles due diligence, associate Britta Pärk is an environmental expert and senior associate Veiko Vaske is a key contact for planning and building matters. Künnap and Pärk advised East Capital Baltic Property Fund II on the sale of the Mustamäe Keskus shopping centre. Pekka Puolakka heads the practice. Urmas Volens and Kristjan Tamm left for Nove.

Tark handles sale and refinancing transactions as well as construction matters, especially those relating to residential, logistics and production assets. Allar Aru and Tanel Tark advised Lithuanian state-owned company Lietuvos Energija on the acquisition of two wind farms.

TGS Baltic focuses on transactions as well as planning and environmental projects. Managing partner Martin Tamme advised Altenberg-Reval on restructuring its real estate portfolio. Maxima Estonia is another client. Senior associate Triin Raudsepp joined from Glimstedt.

The ‘reliable’ Siret Siilbek leads Alterna’s real estate and construction team, which has ‘an excellent attitude towards its clients’. She represented the Estonian branch of SIA RBSSKALS Būvsabiedrība in a court dispute regarding the construction costs of a water and sewage installation. Eventus Ehitus is another one of her active clients.

Ain Alvin, Paul Keres and Leon Glikman are the key contacts in real estate at GLIKMAN ALVIN. Keres is representing Elering Gaas in several Supreme Court disputes with private landowners regarding the building of the Balticconnector pipeline, while Alvin is defending Skanska against a damage claim brought by Meriton Hotels. Pille Pettai and associate Martina Proosa joined Teder Law Firm.

At Rask Attorneys-at-Law, Ramon Rask and Villy Lopman are ‘responsive’ and ‘very supportive’. The team is advising Nordlin Ehitus on the construction of an office building in Tartu, which led to a dispute with the owner of a neighbouring property.

Vilgerts Loor’s Kaido Loor is representing seller Heiki Raadik in a dispute over potential defects in a residential building. He also advised a local retail development joint venture, Arsenal Center, on drafting a construction contract and arranging additional capital rounds.
