The ‘strong and renowned real estate team’ at Campos Mello Advogadosis consistently positioned a step away from the others’. Despite the scarcity of major real estate projects in the market, the team’s well-earned reputation ensured it had a hand in a diverse range of transactions during 2015. Among its highlights, it acted for Amway do Brasil on the structuring of its flagship store in Botafogo Beach, with ‘excellent negotiator’ Ivandro Ristum Trevelim leading the advice; and Theo Keiserman de Abreu advised Even Construtora e Incorporadora on the acquisition of a substantial site in the southern part of Rio de Janeiro. The group has resources in both São Paulo and Rio de Janeiro, and now includes five partners following the promotion of Rafael Jordão Bussière.

Duarte Garcia, Caselli Guimarães e Terra Advogados is a well-known name in the real estate market, with a solid client base comprising real estate owners, landlords, tenants and investors. Marcelo Terra is a leading figure, with a strong reputation in practice and in academia. Areas of expertise for the team include the structuring of commercial and residential developments, environmental law issues, construction and other property disputes, and securitisation transactions. José Carlos Baptista Puoli and Lúcia Frias are also key members of the department.

The ‘dedicated’ and ‘available’ team at Gustavo Padilha Advogados Associados remained active throughout 2015, attracting instructions in high-value M&A as well as maintaining its portfolio of non-transactional real estate activity. Gustavo Pinheiro Guimarães Padilha is ‘an outstanding negotiator, with solid and broad knowledge’. Luciana Campos Palermo is also recommended; her recent caseload includes advising a major real estate company on a subdivision of property into residential and commercial land parcels. Elsewhere, Luciana Henriques Ismael acted for Construtora Tenda on its acquisition of properties for a real estate development.

The ten-partner practice at PMKA Advogadosstands out for its deep real estate industry knowledge, which translates into high-level advice and recommendations throughout execution’. Its diverse expertise spans advisory, transactional, finance, tax and contentious real estate matters. Among its recent mandates, practice head Fernando Maximiano advised Brookfield Property Group on the development of an office tower in Rio de Janeiro to be leased to L’Oréal Brasil. Timberland investment is another area of strength. Other names to note include finance and capital markets specialists Alexandre Assolini Mota and Juliano Cornacchia, who have strong experience on the issuance of mortgage-backed securities (MBS). The department includes a pool of ‘very committed’ associates.

Demarest Advogados has a diverse real estate practice, and is particularly strong in agribusiness and forestry transactions. The team works extensively with the firm’s M&A specialists on corporate transactions with a significant real estate element; in one recent example, senior associate Marina Maccabelli was part of a team advising on CRH’s acquisition of assets from Lafarge and Holcim, including several rural real estate properties. Adriana Daiuto heads the practice, which expanded at senior associate level in 2015 with the hire of Henrique Anders.

KLA – Koury Lopes Advogados suffered a blow in 2015 when it saw the departure of a nine-lawyer team including José Paulo Marzagão to Tauil & Chequer Advogados in association with Mayer Brown. The firm now has a two-partner team dedicated to real estate, and is able to deploy finance and environmental law experts on transactions as required. The team was active in 2015 on a series of real estate acquisitions and property regularisation matters; among its highlights, Marc Stalder acted for Procter & Gamble do Brasil on the purchase of properties in the state of São Paulo for the expansion of its industrial facilities.

Real estate is a core focus at Lilla, Huck, Otranto, Camargo Advogados, which impresses with its ‘strength in depth’. In 2015 it acted on numerous leasing transactions, including assisting an education group in the regularisation of certain university campuses, and the leasing of property to establish and extend campuses. In another significant matter, Estela Monteiro Soares de Camargo and Thalita Duarte Henriques Pinto advised Odebrecht on the development of a condominium with commercial offices and shops in São Paulo. The sizeable team expanded further in 2015 with the arrival of Amanda Salis Guazzelli, increasing the partner count to six.

Mattos Filho, Veiga Filho, Marrey Jr. e Quiroga Advogados is regularly instructed in high-value transactions by its client base of real estate developers, investors and companies in the retail and hospitality sectors. 2015 was a busy year for the practice; among its highlights, it acted for a developer and manager of shopping centres on the acquisition of a new mall, and assisted a multinational technology company in the negotiation of the lease for a property in Rio de Janeiro. Rossana Fernandes Duarte heads the practice, which includes key associate Mariana Spoto Cobra.

Pinheiro Neto Advogados earns plaudits for its ‘commitment’, ‘prompt responses’ and ‘extensive knowledge in the real estate area’. Its broad expertise takes in real estate acquisitions, leasing, construction, hotel development and management, and financing. 2015 saw the team handle a number of rural and agricultural real estate matters, including advising Macquarie Crop Partners on the acquisition by a joint venture of rural properties in the state of Piauí. Elsewhere, a team of corporate and real estate experts including Franco Musetti Grotti acted for Blackstone on its acquisition of seven property-owning SPVs and an industrial warehouse from BR Properties. Other key names, in a team of ‘excellent professionals’, are Luciano Garcia Rossi and senior associate Gustavo Santos Freitas.

Tauil & Chequer Advogados in association with Mayer Brown scored a major coup with the hire of José Paulo Marzagão from KLA – Koury Lopes Advogados in 2015; ‘one of the best real estate lawyers in Brazil’, he is highlighted for his ‘critical business sense and no-nonsense approach’. The department handles the full spread of real estate matters, including foreign investment in Brazilian property, real estate finance, regularisation, leasing and development projects. A team which includes senior counsel Jessica Nunes de Queiroz also joined with Marzagão, significantly bolstering the firm’s capabilities.

The ‘committed’ team at TozziniFreire Advogados maintains a diverse real estate practice, with expertise in urban and rural acquisitions and developments. The hotels and hospitality sector is an area of strength, with recent work in this space including advising a major international hotels group on a potential purchase in Brazil. In another highlight, the group assisted Jaguar Land Rover in the negotiation of the construction and development agreement for a vehicle manufacturing plant. Paulo Augusto Furtado Mendonça, Vladimir Miranda Abreu and Pablo Meira Queiroz are the three partners in the team.

Veirano Advogados had a busy year in 2015 in spite of the challenging market conditions, taking roles on numerous headline transactions including property sales and acquisitions and new real estate developments. It has a particularly strong track record in the hotels and hospitality industry, acting for international hotel chains and developers. Among the team’s recent highlights, Rodrigo de Castro advised São Carlos Empreendimentos e Participações on the acquisition, sale and leaseback of Souza Cruz’s office headquarters in Rio de Janeiro, and Raphael Moreira Espírito Santo acted for Vinci Partners on the purchase of stakes in four shopping malls from BR Malls.

2015 saw the team at Amaral e Nicolau advise clients on both commercial and residential developments in the state of São Paulo, including acting for Even Construtora e Incorporadora in relation to a mixed-use development to be implemented in four stages. José Vicente Amaral Filho and Júlio Nicolau Filho head the practice, which includes a sizeable pool of associates covering advisory and contentious matters.

Cristiane Mamprin de Castro Guerra and Cristiana Moreira co-head the real estate practice at BMA – Barbosa, Müssnich, Aragão, which advises foreign investors as well as domestic real estate companies. In one recent highlight, Mamprin and a team of real estate and capital markets specialists acted for Clarion Partners on the purchase of a logistics complex from a real estate investment fund.

Real estate is a primary area of focus for São Paulo based firm Bicalho e Mollica Advogados, which benefits from an additional office in Brasília. Areas of practice for the well-regarded team include construction contracts, built-to-suit agreements, leasing, and the sale and purchase of urban and rural property, and real estate litigation also features in its workload, with Umberto Bara Bresolin a key contact. Founding partners Rodrigo Cury Bicalho and Luciano Mollica are leading figures.

Felsberg Advogados is noted for its ‘broad legal knowledge’; it has a diverse practice including leasing, land rights issues, MBS transactions and the establishment of real estate investment funds. Clients includes investors, constructors, shopping centres and companies in the hotels and hospitality and entertainment industries. Fernanda Costa do Amaral heads the practice, and is recommended along with real estate finance and securitisation expert Tatiana Valdo Altemari.

Machado Meyer Sendacz e Opice Advogados is ‘very knowledgeable on real estate law, and is large enough to provide precise support on related matters such as environmental and civil law’. The real estate team is regularly instructed in relation to high-value acquisitions and disposals, working alongside colleagues in multi-disciplinary teams of corporate, tax and capital markets specialists. Maria Flavia Seabra Gemperli is highly rated, and noted for her ‘motivation, ethics, perseverance and efficiency’.

Stocche Forbes’ lawyers are ‘diligent’, ‘hardworking’ and ‘practical’, and have been active across regularisation matters, acquisitions and disposals. Fernanda Christina de Souza Rosa recently advised Autonomy Investimentos on the acquisition, via a swap, of a large parcel of land for the development of logistics warehouses. Alexandre Laizo Clápis is an expert in real estate registration law, and is also recommended. Other clients include GTIS Partners, PDG Realty and Rossi Residencial.

TCSA Advogados has a strong track record advising on commercial and residential developments. Among its recent highlights, Aloísio Santini acted for Engenharia on the registration of three real estate developments in São Paulo and the sale of their individual units; and Ana Carolina Cavalcante advised IB Sabbá on the sale of a parcel of land in Manaus. Eduardo Tristão is highlighted for his ‘deep knowledge’ and ‘experience in negotiations’.

The real estate department at Trench, Rossi e Watanabe Advogados, associated with Baker & McKenzie had a varied workload in 2015, with instructions including the negotiation of construction agreements for new projects, the sale and purchase of land, and the review of rural property documents. Lúcia Veloso Aragão co-heads the practice from Rio de Janeiro with São Paulo based João Francisco Rebello Regos, and recently advised a multinational hotels company in relation to two new projects in Brazil.

Real estate remains a core focus of boutique firm Andrade, Pannunzio, Ricardo, Foz e Hypolito Advogados, which has experience in relation to the full life span of commercial real estate projects, including construction, development, leasing and sales. Fátima Regina Andrade is the name to note.

The highly regarded Azevedo Sette Advogadoscompares favorably to other mid-sized full-service practices in Brazil’; corporate, infrastructure and real estate expert Leonardo Moreira Costa de Souza oversees the team, which includes ‘outstanding’ associate Alessandra Lima Ganz.

The multi-disciplinary team at Cascione, Pulino, Boulos & Santos Advogados combines finance, capital markets and corporate expertise, and provides a ‘high-quality’ service. 2015 saw the group advise numerous clients on property acquisitions and public offerings of real estate receivable certificates. Clients have close contact with partners and senior associates’ at DDSA – De Luca, Derenusson, Schuttoff e Azevedo Advogados, where the team is ‘very experienced, with outstanding negotiating skills’. Gasparini, De Cresci e Nogueira de Lima Advogados is well known for its strength in forestry and timberland investment, and is also active in real estate finance, sales and leasing. Aldo de Cresci and senior associate Henrique Miguel are the key contacts.

Goulart & Colepicolo Advogados has a varied real estate workload covering residential and commercial property acquisitions and developments, and has related expertise in environmental and administrative law. João Gilberto Freire Goulart in Belo Horizonte and São Paulo-based Cristiano Silva Colepicolo are the key contacts.

Corporate expert Rodrigo Delboni Teixeira is a key name at Lobo & de Rizzo Advogados; he has taken a lead role on many of the firm’s recent mandates, which include real estate acquisitions, and regularisation, leasing and development matters. ‘Promising’ associate Franklin Alves de Oliveira Gomes Filho is another active member of the team.

The ‘knowledgeable and experienced’ team at Lobo & Ibeas specialises in the retail and shopping centre sectors, with experience in acquisition, development and leasing matters relating to malls across the country. José-Ricardo Pereira Lira and Juliana Zielinsky Yonenaga are recommended.

Mannrich, Senra e Vasconcelos Advogados (MSV)’s ‘sharp lawyers’ are considered ‘rising stars’. The real estate team regularly undertakes work for investors and developers, covering the acquisition and sale of commercial and residential property. Navarro Advogados acts for Brazilian and international clients in a diverse range of real estate transactions. São Paulo-based boutique Pantano Advogados is well versed in rural, urban, residential and commercial real estate work. The four-partner practice is led by Tania Pantano, who draws on 23 years’ experience in the area.

The petitioners have claimed that Filminera, which operates in the Philippine province of Masbate, had been causing environmental damage in the conduct of its mining operations in violation of local law, and that a writ of kalikasan should be issued.
